Meet Richard, a proud resident of Dominium’s recently revitalized Upper Post Flats in Fort Snelling, Minnesota. Richard trained at Fort Snelling while in the Army Reserves decades ago, and now he calls it home. Driven by a mission to make the world a little better each day, he spends nearly every weekday volunteering—at the VA Hospital, with local groups, housing programs, and worship services.??? Having served both in the Army and for 24 years in the Army Reserves, he often returned to Fort Snelling to train and be trained, building memories that now enrich his everyday surroundings. “When I was part of the reserves in the latter part of the 80s, there was talk about doing something with the property – upgrading,” Richard said. “No sooner did I hear that than I heard they were thinking about demolishing the properties. I’m very happy they decided not to bulldoze everything. I’m very happy to be here.” One of the biggest reasons for his relocation was to be closer to the VA hospital – a feature that attracts many Upper Post Flats residents. As a veteran, not only is Richard getting care there, but he is also there a few times a week as a volunteer. “Everything worked out for the best for me,” he says of living at the historic property. “I am very grateful for the staff here.” As he gives a tour of the property, Richard points out buildings and what they used to be. “It brings back memories when I go back in there. It’s a whole different look. I’m glad they’re able to utilize these buildings for affordable housing instead of bulldozing them down and putting up a new structure. We are pleased to announce the successful closing of Maison at Solvita Marketplace, a 396-unit family new construction project located at 375 Maison Blvd in Kissimmee, Florida. This community will provide high-quality, amenity-rich affordable apartment homes tailored to support hardworking individuals and families in the Orlando metro area. Designed by Bessolo Design Group, Inc. and Bohler and constructed by WD Construction, the community will include a clubhouse, fitness center, pool, bus stop, playground and outdoor amenities. It will feature two-bedroom, three-bedroom and four-bedroom homes, which will be delivered in three phases over 32 months. This development was made possible through the support of our development partners. The financing includes a tax-exempt construction loan provided by Deutsche Bank, cash collateralized bonds from Stifel Nicolaus & Co, a taxable equity bridge loan from Truist, a Forward TEL commitment from Freddie Mac serviced by Grandbridge Real Estate Capital, and an equity investment in the 4% federal low-income housing tax credits by Truist Bank. This milestone marks Dominium’s first new construction project utilizing Multifamily Mortgage Revenue Bonds issued by Florida Housing Finance Corporation (FHFC), further strengthening our partnership with the state’s largest bond issuer and LIHTC allocator. This will also be Dominium’s first development in Florida utilizing the newly passed ad-valorem tax exemption thanks to FHFC. A special thanks to Osceola County Government, who approved a deferral of impact fees. We’re thrilled to announce the successful closing of Sandoval Flats, Dominium’s first new construction project in New Mexico. Located at 3200 Camino Encantadas NE in Rio Rancho, this development will bring 216 high-quality homes to the Albuquerque metro area. Constructed by Pavilion Construction, Sandoval Flats will feature a clubhouse, fitness center, playground, pool, and outdoor amenity spaces. This project was made possible thanks to the collaboration and support of our development partners. Financing includes a tax-exempt construction loan from Barclays, a taxable bridge loan from Greystone Housing Impact Investors LP, a Forward TEL commitment from Freddie Mac serviced by Greystone, tax-exempt subordinate bonds from Colliers, State Housing Trust Funds from the New Mexico Mortgage Finance Authority, and an equity investment in 4% federal low-income housing tax credits by WNC. We also would like to thank Housing New Mexico (MFA) for facilitating Low-Income Housing Tax Credits, as well as Sandoval County Government for their allocation of tax-exempt private activity bonds and their ongoing support of Dominium’s mission to provide affordable, high-quality housing. Last week, we were honored to celebrate the Grand Opening of 900 at Cleveland Park in Nashville, Tennessee. Located just two miles from Downtown Nashville, this community introduces 256 affordable housing units, offering families a high-quality place to call home within the Nashville metro area. 900 at Cleveland Park features a range of thoughtfully designed options, including 7 studios, 153 one-bedroom, 65 two-bedroom, and 31 three-bedroom units tailored to family needs. Residents can enjoy an array of amenities, such as a clubroom, fitness center, on-site dog park, playground, and a rooftop terrace with scenic downtown views. We were privileged to welcome Nashville Mayor Freddie O'Connell, State Representative Harold Love, Tennessee Housing Development Agency (THDA) Executive Director Ralph Perrey, Nashville Industrial Development Board Chair Nigel Hodge, along with Dominium Senior Vice President and Central Development Lead Ryan Lunderby, and Development Associate Austin Holmes, whose remarks commemorated this milestone. We are thrilled to announce the successful resyndication closing of The Cesera, a 204-unit senior property in Garland, Texas. The Cesera was constructed in 2006 and initially financed through the 4% low-income housing tax credit program. Dominium acquired the property and took over management responsibilities in January 2022. ? This development would not have been possible without the support of our financial partners. The financing includes a tax-exempt immediate first mortgage provided by Fannie Mae and serviced by KeyBank, an equity bridge loan originated by KeyBank, and an equity investment in 4% federal Low-Income Housing Tax Credits by Key Community Development Corporation. Additionally, we would like to thank Texas Department of Housing and Community Affairs for their determination of Housing Tax Credits, Texas Bond Review Board for their allocation of private activity bonds, and Garland Housing Finance Corporation for their issuance of the bonds, partnership in the development, and continued support of Dominium’s efforts to provide safe, affordable, and high-quality homes. ?
