Student Housing in Berkeley // Architecture ? Located in Berkeley, California, the Berkeley Apartments is an 8-story building designed for student living. The building is home to 207 units, uniquely programmed to accommodate students with a wide variety of amenities, and an indoor/outdoor connection with a private amenity courtyard. Originally designed by Trachtenberg Architects, DJR has been brought on as the Architect of Record, completing the construction documentation and subsequent coordination to bring the project to life. ? ? Developed by NX Ventures, the project implements a unique construction typology with 5 stories of wood modular units over 3 levels of concrete podium for commercial, amenity, and parking spaces. Ground level commercial spaces line the street corner to enhance the pedestrian experience, while the lobby opens into a private amenity courtyard for residents. A semi-automated parking system was implemented to provide additional amenity space for the residents at the ground level. The middle core of the building consists of stacked amenity spaces, joining the two halves of the building vertically. The building mass is a U-shape, that steps back at the top levels to create private resident patios and to transition to the residential neighborhood beyond. Textured metal panels wrap the fa?ade to create a clean profile for the project with sunshades at each window to add depth. Lastly, the roof will be host to a large solar array.? ? Construction is currently underway, with the concrete podium work in process. The wood modular units will be stacked in the coming weeks. ? ? On this spooky day, we are taking a stroll down Eeeerie Street ??? ? 618 Erie St is a set of 4 row-house style apartments on an infill lot near the University of Minnesota Minneapolis campus. Currently under construction, and soon to be open to residents, these progress photos show how the final details are coming together. Each unit has an individual walk-up entry with living spaces on the first floor, and four bedrooms stacked above on the second and third floors. The front yard has a porch and welcoming approach from the neighborhood with an angled roof for a modern, residential feel. A bike storage building and three parking spaces are located off the alley. The dark board and batten material creates a scaled texture for the fa?ade and is accented by a lighter lap siding along the unit entry. The center units have larger light gray panels with a bronze accent stripe to highlight the individuality of each unit. ? ? ERA Structural Engineering Civil Site Group, PC

Welcome Home to our newly finished Multi-Family Housing Project in St. Paul! Flats on 94 is the sister project to Capital View Apartments, located off of I-94 and White Bear Avenue. This 7-story building is home to a variety of unit types from studios to two-bedroom penthouses. The overall "U" shape of the building allows for sunlight maximization in units and and especially highlights the second-floor amenity deck. The north and south legs of the "U" mimic the irregular property line's slated shape along Old Hudson Road. The exterior fa?ade is primarily comprised of metal and fiber cement panels in contrasting color blocks of black and white. The interior design of this property perfectly mixes a warm welcoming ambiance with a modern edge. Upon entering, the lobby embraces visitors with high ceilings, a cozy modern fireplace, coffee bar, and custom-welded work from home booths. The materials speak to the owners’ traditional Middle Eastern heritage, including unique mosaic floor tile, Persian-inspired rugs, and specially selected artwork. The units were designed with the intent to feel like high-end luxury apartments, while staying within the market-rate price range.?There are two different unit finish packages for Flats on 94, in addition to the penthouse finish package. The penthouse units feature large walk-out patios overlooking Saint Paul in all directions, chandeliers over large islands, and even fireplaces in each living room. Introducing Julia Roath, Interior Designer! Julia has been with DJR for just over 3 years but has been working professionally for six years. In addition to being an interior designer, Julia has been leading DJR’s graphic design and marketing efforts. Her graphic nature seamlessly transitions between social media and her interior designs – always infusing into each other. Speaking of blurring the lines, she has a Master of Interior Architecture from the University of Oregon which allows her to blur the line between interior design and architecture. She loves to push boundaries – respectfully and with intention. In the last year, Julia has stepped outside of multi-family and been working on a variety of projects in other sectors. Some of Julia’s favorite projects include Chip’s Pickleball Club, 1000 Main, Burlap Lofts, and BGS Law Office. The variety of project types is a welcome challenge for Julia. She loves to be constantly out of her comfort zone, learning new ways of design while utilizing her skills from past projects. A common thread is her bold design nature that is always grounded in the client’s functional desires and brand qualities. Outside of the office, Julia is currently learning sign language – she’s about to start her fourth class this fall. Being a visual and conceptual person, it has been easy for her to pick up. Julia also leads graphics and co-leads presentation for the IIDA ID Awards. It allows her to scratch her graphic design itch in a more playful and out-of-the-box way. She has been proud to be able to raise the bar on the event to create a signature event that can celebrate all the hard work of our local design community. We are so excited and proud to announce a new partnership working with the Lake Superior Zoo in Duluth, Minnesota! Our team was selected to partake in pre-design services for the main building located at the zoo.? Starting with site assessment, our team, along with members from Damon Farber Landscape Architects, Emanuelson-Podas and Kimley-Horn, visited the zoo to document and assess the conditions of the existing building through photos, videos and measurements. ? The next step of the process included a two-day workshop involving zoo staff, City of Duluth’s Parks & Recreation staff, City of Duluth staff, the zoo board and our zoo consultant, Felis Consulting.?With all options on the table in these early stages, the main building could be renovated, have a new addition built on, or be reimagined into a whole new structure.? The next steps of the process will start with concept design iterations to bring to public engagement sessions at the beginning of fall.? We are honored to have been selected to work with the Lake Superior Zoo and the City of Duluth to help envision the next chapter for the 100-year-old zoo. ?
