Project Update!?Mosaic Development Partners JV and Daniel J. Keating Company were selected as the team to develop?the brand-new 21st century learning facility for the AMY At James Martin School in the Port Richmond neighborhood of Philadelphia. Last week, officials gathered to?mark the lowering of the final steel beam into place for the 88,000-square-foot 4-story building. It will house 500 students and?include a?full-service?cafeteria, gym and?specialty?classrooms for art, science and computers. Expected completion date is December 2025. Thanks to our extended team of The School District of Philadelphia, KSS Architects, Moody Nolan, Arora Engineers, Torrado Construction Company Inc., PROPAC, PA State Representative Joseph Hohenstein, Philadelphia Councilmember Michael Driscoll, and Pritzker Law Group for helping bring this project to life.

Last week, we attended an opening event for phase 1 of the Riverview Wellness Village that is located on a 19-acre complex along the Delaware River!???We are honored to have been selected as the general contractor for this extensive project.??The project was just approved for funding in July 2024.?Thanks to the hard work and dedication of countless tradesmen and women we, along with our partners, were able to complete the project on an expedited schedule helping the city and the mayor move towards the goal of a wellness ecosystem. The Riverview Wellness Village will serve as a recovery home for people who have been through substance use disorder treatment. Philadelphia Mayor Cherelle Parker, top cabinet members and local elected officials all took part in this monumental opening of the Riverview Wellness Village. The first buildings to open are six cottages and a large communal space called the Meeting House. The cottages include shared bedrooms, bathrooms, kitchens, living areas, and spaces where people will receive a variety of types of medical and behavioral health treatment.??Several other buildings on the campus are still under construction.?Parker’s administration estimates that once construction is complete, it will be able to house more than 600 people at a time -?more than doubling what’s currently available in recovery houses citywide.

Partnering with the Daniel J. Keating Company, we are proud to deliver a state-of-the-art middle school for The School District of Philadelphia. Steel construction is a critical phase of the project, offering unmatched strength, durability, and flexibility. The process begins with precision fabrication and assembly of steel components, followed by careful placement using cranes and skilled labor. Each piece is bolted or welded into place, creating a robust skeleton to support the structure's load and accommodate its unique design. The AMY @ James Martin School will feature specialty classrooms for art and science, along with an Interactive Media Commons and Technology Lab, all thoughtfully designed to serve 500 students. Project Update! We are honored to have been selected as the general contractor for the Hamilton Collections Gallery at The Franklin Institute in Philadelphia which just opened to the public on Saturday, November 23rd! The gallery has been home to the historic and massive 350-ton Baldwin 60000 Locomotive since 1933.?It was an experimental steam locomotive built in 1926 during the height of the railroading industry that was built to be the model for future technological development.? We transformed the 9,000 SF gallery into two levels that celebrate the groundbreaking technological, scientific and engineering advancements of the 20th?century. The upper level includes a public interactive train exhibit of the Baldwin 60000 locomotive. The?lower level includes a display of unique and rare artifacts – many never displayed before on public view. These artifacts include treasures such as the earliest film projectors and groundbreaking designs of the Wright Brothers.??It also provides a view of the historic Baldwin 60000 locomotive’s previously hidden historic steel and concrete railroad bridge structures. We are thrilled to be a part of this historic project that celebrates the technological and scientific advancements of the 20th century. Manage and organize project documentation, including bids, contracts, specifications, and correspondence. ? Assemble subcontract templates with project related information. ? Assist in obtaining necessary insurance certificates and bonds. ? Create and maintain a filing system for easy retrieval of project-related information. ? Coordinate with project teams to collect and update necessary documentation. ? Assist in the preparation of reports for internal and external use. ? Maintain accurate and up-to-date records of contract-related documents. ? Required Skills: ? Proven experience in contract administration or a similar administrative role. ? Strong organizational skills and attention to detail. ? Excellent communication and interpersonal skills. ? Proficient in Microsoft Office Suite, project management software, e.g. Procore and DocuSign. ? Familiarity with construction contracts, terminology, processes, and documentation. ? Ability to work collaboratively in a fast-paced construction environment. ? Ability to work independently, prioritize, and meet deadlines. ? Check out our project updates from October! ? Project Update #1: See below photos and renderings from this past October’s ground-breaking event of the state-of-the art Panati Playground project located in the Allegheny West neighborhood of Philadelphia.?The additions and renovations will include the demo and construction of a new 5,700sf building that will include a community kitchen, makerspace with a standalone recording studio, indoor half-court basketball court, refurbished outdoor basketball court and lighting, and new camera security system. This project is made possible by Rebuild PHL - they are investing hundreds of millions of dollars into neighborhood parks, recreation centers, and libraries. Addressing years of deferred maintenance and lack of investment, Rebuild PHL is reviving the community spaces that residents rely on, and communities thrive in. We are aiming to have this project complete by the fall of 2025. Thanks to Rebuild PHL,?council member Cindy Bass, PA State Rep Roni Green, Senator Sharif Street, the Allegheny West Foundation, city officials and community members for helping to celebrate this event. Architect: ?CICADA Architecture/Planning, Inc. ? Project Update #2: This past October, we also had a ribbon-cutting ceremony for the Tiffany Fletcher Recreation Center, formally known as the Mill Creek Recreation Center. The renovated center was created in honor of the late Tiffany Fletcher who was an employee at the center. A gun battle broke out at the center in September of 2022 and Tiffany was caught in the crossfire while trying to get away from the scene. Councilman Jamie Gauthier quoted?“My goal and our entire community’s goal is to ensure that young people don’t fall into the cycle of violence, and that we don’t lose people like Tiffany, and that we don’t lose people to incarceration.” The renovations to the center included replacement of the exterior windows and doors with bullet resistant glass, repairs of the fascia, gutters and downspouts, replacement of the interior doors and ceilings, new computer and storage rooms, new MEP systems, new exterior paint, and all new finishes throughout the building.
