Just a reminder - Self-Adhering Flashing products having an asphalt-based adhesive will turn fluid when in contact with Sealant products that contain solvents. This particular chemical reaction took 2 months to be observable.

SB-326 and SB-721 decks inspections are required every 6 or 9 years. This is why we cut slots into deck soffits, use cameras in those slots to photograph the framing inside the deck cavity, and then install vents afterwards. 6-9 years later we can remove those vents and reinspect as needed, saving time and money.

As a result of SB-326 and SB-721, California requires apartment and condominium deck inspections to be completed before January 1, 2025. This is a photo from a previous deck inspection looking inside the cavity of the deck’s structural wood framing. Wondering if that white stuff is paint? Unfortunately it is bio-organic growth, caused by moisture intrusion into the deck’s framing. Detrimental to the deck’s structure and potentially hazardous to human health, this is an example as to why these inspections are required. Finding and remedying these conditions before major damage is caused is crucial.

Past project: the beginnings of a new building with 4 stories of below-grade (underground) parking. Keeping water out of this giant hole is critical, both during and after construction. Many owners/developers recognize this and elect to engage third-party waterproofing inspectors to ensure warranty requirements are met. DGA has vast experience providing these type of inspections.
