We were graciously invited to Shadetree’s Fall Harvest Festival. Residents and friends gathered in the historic courtyard with face painting, carnival games, giant bubbles, and screen printing galore. Oakland has historically pursued innovative mini-lot zoning but its development has declined in recent years. In California’s current legislative landscape, bills like SB-9 allow lot-splitting. Property owners can subdivide their single-family lots and build up to four units where there was initially just one. Medium density housing accounted for less than 1% of new housing construction in 2022. More missing middle (duplexes, fourplexes, or townhomes) multi-family homes will be crucial to solving America's housing crisis. This DDB Mini-lot urban infill development is one of Oakland’s last – increasing density by adding three units to a single family lot. The homes balance the complex constraints of a limited and dense site, while ensuring that each home receives ample daylight and is provided with private outdoor space. The tall ceilings and windows of each home ensures that they feel grand and spacious in the tradition of Victorian homes, despite their modest footprints. Featured in our recent summer newsletter, May Garden Villa is currently under construction. This modern two-story ADU in Oakland melds a system of kinetic glass doors and windows to create an indoor outdoor backyard oasis. The main glass entrance slides open towards the rear wall and an awning-style window opens upwards – creating a free-standing island at the corner of the outdoor bar. A swim spa, outdoor seating, one spacious loft bedroom, a full bathroom, raised garden beds, and a dramatic roof overhang completes the two story backyard unit that blends into the surrounding landscaping. As with many of our ADUs, May Garden Villa establishes an endpoint to the client’s yard. Concrete is the most widely used building material and the second most used substance in the world (only behind water). Inherently, pouring concrete is one of the most common yet crucial occurrences on-site. From getting the site ready, setting up grade beam foundations, smoothing the concrete using a concrete float/screed, finishing with a concrete trowel, to curing – every step is meticulously planned and performed by skilled professionals/masons.
