Otay Business Park Update! The development of 119 acres of raw land at Otay Business Park is almost complete! This includes comprehensive grading and the installation of essential on-site and off-site utilities, along with new road infrastructure. 4400 Ruffin Road recently underwent a comprehensive ground-up reposition, resulting in a new 100,000 sq. ft. industrial warehouse featuring two spec offices. This transformation included the demolition of 130,000 sq. ft. of office space and shell attached to an active, occupied warehouse. Remarkably, the new building was integrated with the existing occupied structure without disrupting ongoing operations. The repositioning was completed with new site paving, hardscape, and landscaping, creating a welcoming and functional environment. The building features 33 dock high loading docks and 8 grade level docks, with a 32’ clear height. A notable feature of the building is the Soil Vapor Mitigation System installed under the slab. This system acts as an airtight barrier between the building pad and slab-on-grade, venting all potential soil vapors above the roof. After 30 years, Temecula Valley Charter School is getting a new home! The Groundbreaking Ceremony for the new campus was a beautiful celebration attended by students, teachers, and the local community. Temecula Valley Charter School provides innovative TK through eighth-grade programs in the sciences and the arts. When completed, the campus will feature a 17,000 SF main building, 30 modular classrooms with technology-equipped spaces, multiple playground areas, concrete sports courts, and two large turf sports fields.
