There’s been a recent trend in Greenwich Connecticut, with people moving out of the “backcountry” & wanting to be closer to town within walking distance of the train, restaurants & shopping.? Certain areas of town lend themselves to 2 family houses, so given the lot size & shape we designed 2 townhouses end to end. Each townhouse is designed for “empty-nesters” but could easily work for a family, with 4 en-suite bedrooms, a finished basement & an elevator between all 3 floors. After almost 40 years in this business, one of the biggest mistakes I see homeowners make is underestimating how long the design and planning process takes. There’s a lot that takes place on any project before construction begins between the architectural phase, getting estimates, selecting a contractor & the permit approval process. Best case scenario is that you can simply submit for a building permit, or approvals could be required from the Planning Board, Zoning Board of Appeals, Wetlands Commission, Health Dept. or the Architectural Review Board. Other consultants are quite often needed such as surveyors, civil engineers, structural engineers, mechanical engineers, landscape architects or interior designers. It’s safe to say that once you start working with an architect you’re at least 6 months away from starting construction. On a bigger project, that could easily be a year if not longer. If you want to start building in the spring, you should start working with an architect in the previous fall (or sooner). Designing a home isn’t a quick process—it takes time to develop a design & do the construction drawings, & there are hundreds of decisions to make from start to finish.
