Recently, the Delphi team participated in the "Building Code Update & Energy Code Changes Program" led by Mike Yanovitch from Mass Construction. This informative session provided valuable insights into the upcoming 10th Edition of the Massachusetts Building Code and the various levels of the Energy Code in MA. The program covered significant building code updates, including enhancements in atriums, smoke control, mass timber usage, standards for occupied roofs, energy storage, and mechanical parking garages. Additionally, it addressed energy code changes encompassing the Base Code, Stretch Code, Specialized Code, and above stretch code requirements. We also explored local ordinances such as BERDO and discussed which codes apply to different types of construction. This knowledge is particularly relevant to our work in multifamily, healthcare, municipal, and education projects, encompassing ground-up construction, renovations, and adaptive reuse. By integrating these updates, we continue to deliver projects that meet our clients' needs through a process that exceeds their expectations. Progress continues on the Atwood Classroom building at the Chapel Hill-Chauncy Hall School in Waltham, MA. The foundations are now in place, with damp proofing and all insulation panels installed on the interior side. The team has also completed pouring the patio retaining walls and is now preparing for the slab on grade. Meanwhile, site progress remains steady, with utilities work scheduled to begin in the coming weeks. This will include connecting critical infrastructure such as the water line, sewer, and electrical systems. We’re excited to see this project take shape as we move closer to delivering a modern educational facility that will serve the school community for years to come. We’re in the final stretch at Armand-Michael Hyatt Apartments as we prepare to deliver another 40 units of affordable housing in Lawrence, MA!? Commissioning is underway for final certification on this Phius project as we work our way out of the building.? The landscape has undergone a major transformation since our last update—binder is down, and the buildings are now fully connected, bringing us closer to completion. We are thrilled to announce that Delphi Construction has been honored with the Excellence in Construction (EIC) Award for our Brewster Woods project in the Multi-Family Residential sector. Brewster Woods, located in Brewster, MA, is a 30-unit affordable housing development and the first multi-family Passive House certified project on Cape Cod. Designed with sustainability at the forefront, this project is a testament to what thoughtful, collaborative efforts can achieve in creating resilient, affordable homes. We extend our gratitude to our partners, Preservation of Affordable Housing (POAH), Housing Assistance Corporation (HAC), and Catalyst Architects for their collaboration and support throughout this project. We also thank the Associated Builders and Contractors Massachusetts Chapter for this prestigious award, which was presented during the Excellence in Construction Awards dinner on November 7th.
