Last week I had the pleasure of touring our under construction On Sunset project in Echo Park with my colleagues and our capital partner. This project benefits from the uniquely odd-shaped land assemblage and steep hillside, which provides addictive views of DTLA and the Hollywood Hills from the floating sky deck and the apartments, no matter where in the property they are located. The pinch point transition from the Sunset Blvd side to the Elsinore St side was thoughtfully designed with another outdoor deck, and units on the narrower Elsinore building will have incredible northwestern views. Evani is taking shape at 3223 Wilshire Blvd in Santa Monica! The 53-unit market-rate project is contributing to a mixed-use transformation of this Los Angeles corridor, with panache! Hats off to CEI - Cypress Equity Investments, INTEGRARE GROUP?, and DFH Architects for carrying the design so faithfully through to completion. :)

Infill land assemblage is one of the hardest things to do but can be immensely accretive if pulled off. CEI owns a property in Santa Monica that is an unusual L shape causing major design and construction inefficiencies, which was resulting in a more expensive hard cost budget than a normal rectangular site. By acquiring the neighboring property at a value that made sense for both seller and buyer, we are able to square off the site and drastically increase density. The negotiation and closing of this assemblage took almost 18 months. A big thanks goes to Ed Sachse & Christine Deschaine for helping put this deal together!
