It’s not unusual for initial designs to come back as too expensive, and that’s what happened with Star Lofts. “It took a couple iterations to land on a design that was cost effective." said Scott Cutler, Cutler Development. "Our shift to a hybrid design was pivotal in terms of making this budget work. Mass timber brought efficiencies in terms of schedule and sequencing; we also benefitted in that we didn’t have to cover it with drywall. The light-frame lumber added value in other ways and was easy for crews to frame and insulate." Yesterday we celebrated the ribbon-cutting ceremony of a groundbreaking project we're proud to be a part of: Star Lofts! This project is a milestone for Iowa, showcasing the power of mass timber with an innovative blend of cross-laminated timber (CLT) and glue-laminated timber (glulam). This hybrid system not only reduced costs and streamlined the construction process but also achieved significant environmental benefits – a 70% reduction in embodied carbon and a 28% cut in operational energy use. By incorporating mass timber, we optimized both schedule and sequencing, creating a more efficient build. And the best part? The exposed wood means no need for interior drywall, offering both aesthetic appeal and cost savings for the developer. As Iowa's first Zero Carbon-certified building by the International Living Future Institute (ILFI), Star Lofts stands as a model for sustainable design on a former gas station site.
