This imbalance signals tighter supply and higher competition in the rental market by 2026.     Multi-family Investment, Development, and Management

    I recently had the pleasure of speaking with Jake Wurzak , Esq. on his podcast, Masters of Moments. We had a great time discussing everything from stories about my first deal to how I've found myself developing Build to Rent (BTR) communities. The CT Realty Trust team and I have gained significant insights into the BTR development landscape over the past few years, much of which I shared during our conversation. One critical lesson we've learned is the importance of “fixing” costs whenever possible. Given the variability inherent in any development deal, it's essential to lock in costs to ensure stability. Currently, with lumber futures prices falling to pre-pandemic levels, we are planning to make several large buyouts to lock in some of our construction costs.     Visiting the site each week is always exciting, but this week was special—the entire site has transformed! You can't ask for a better day for some drone footage, the greenery this time of year is pretty amazing. Next week, paving will start at the site's entrance, keeping us on schedule to welcome our first residents in just a few weeks.     January --> March | The Grand Ryefield Why is the Build-to-Rent (BTR) sector the fastest growing segment of the US housing market? One distinctive benefit of the BTR sector is its "horizontal multifamily" construction model. This approach introduces several efficiencies over conventional vertical multifamily buildings, including faster construction, the ability for early move-ins, and higher rent potential. Traditional multifamily developments often face a long process to obtain a certificate of occupancy (CO), followed by the challenge of leasing an entire building. In contrast, BTR projects mitigate leasing risk by obtaining multiple COs throughout development, enabling earlier leasing. Our latest BTR project had its first residents move in just 10 months after commencement. This accelerated leasing process not only boosts our revenue sooner but also helps counterbalance construction loan interest expenses, reducing the overall project cost. Our last project had some residents living on an active construction site for 9 months as the rest of the community was finished, highlighting the demand for these units. The combination of amenities like a clubhouse, pool, dog parks, professional management, private backyards, attached garages, and spacious living areas cultivates a community feeling that traditional multifamily housing struggles to match. In a challenging environment of high interest rates and costs that have sidelined many traditional multifamily developers, the benefits of BTR assets enable us to continue offering strong development opportunities to our investors.     Ryefield Village & New Offering Updates: Our Ryefield Village development is continuing to make?great progress. Not a great day for drone pics but our renderings give an idea of how nice this 90-unit community will turn out. We couldn't be happier with our partners,?Krown Point Capital?and KRW Realty Advisors, LLC, and our GC, Nelson Construction. Upon completion, we will have built 165 single family (BTR) rental units?in?partnership with them.
