As part of CREW Network, the industry’s premier networking coalition, CREW Greater Cincinnati is dedicated to advancing the success of women in commercial real estate. CREW Greater Cincinnati would like to recognize Rebecca Radabaugh, Chair of the Outreach Committee. Rebecca has been a member of CREW since 2020. Her passion for community service, leadership development and mentoring the next generation of professional women led her to join the Outreach Committee right away, eventually becoming the Chair of the Committee in 2024. ? Rebecca had this to say about her experience in CREW: “ The Outreach Committee’s focus on community engagement through volunteerism and collaboration with student groups fuels my passion to connect with like-minded women at less traditional networking events.” ? Our November luncheon focused on creative financing strategies.?Thank you to moderator and active CREW member John R. Greiwe NCARB, NCIDQ, CCIM, and panelists Janice Moore-Webb, CEO of Webb Capital Solutions, David Oliverio, Managing Director, Pace Equity, John Caleb Bell, Partner, Bricker Graydon and Chris Jones, Bricker Graydon. The financing opportunities discussed included: 1.????????PACE Equity, LLC, which offers commercial building owners and developers lower cost, long-term financing for energy improvements to a property. The loan is repaid through property assessments added onto the owner’s property tax bill.?The assessment remains with the building, not the building owner, and transfers to the new owner if the building is sold.? Pace Equity will work with senior lenders to obtain approval for the borrower to use PACE financing as part of the capital stack.??? 2.????????Green Bank funding, which arose out of the Inflation Reduction Act of 2022, supports clean energy financing solutions and reduces funding costs through investment tax credits.?Funding for Green Banks typically comes from a mix of public and private sources and focuses on underserved market sectors.??? 3.???????OAQDA – State of Ohio Air Quality Authority has the ability to issue air quality revenue bonds for the purpose of paying any part of the cost of air quality projects.?The tax benefits may include exemptions on sales and use taxes and real property taxes, and only apply to the energy efficiency and air quality improvements associated with the project. 4.????????Grants offered though the SBA, state and local agencies, federal agencies, foundations and private donors for small businesses owned by veterans, women or minorities, or located in distressed areas, among other things. The panel advised companies seeking to use one or more of these financing opportunities to start early in the project to identify the incentives available and potentially structure the project in a manner that will qualify for these types of funding.

On November 6th, CREW members joined the University of Cincinnati Real Estate Center and their student led group, the UC Real Estate Association (UCREA) for a service event at Matthew 25 Ministries. The group toured the new chapel and event space to learn about the mission of Matthew 25 Ministries and gain insights into real estate development from a non-profit perspective.?The participants stayed for a volunteer event in their main warehouse assisting in @Matthew 25 Ministries' disaster relief efforts. This was a great opportunity for CREW and UC students to engage with one another, learn about a unique real estate development process, and also give back. Thank you to Kate Brandy and Megan Roberts for organizing this event!
