We are excited to revisit the story of Karl's Farm Senior Apartments, featured in a 2022 property impact story. Now that this impressive community is established and welcoming residents, it is important to highlight the ongoing need for more senior housing options. “With high-quality and affordable housing having direct links to better health outcomes in older adults, strengthening housing policies becomes an important public health matter, especially for those who may have more disadvantages.” Read more: https://lnkd.in/excMjE7U Photo credit: Mission Rock Residential, LLC #SeniorLiving #LIHTC #AffordableHousing

In the presence of a 7 million unit deficit in affordable housing (National Low Income Housing Coalition) and a 2.2 million unit deficit in workforce housing (Fannie Mae), Forbes highlights the urgent need for these offerings, particularly in vacation areas across the country. One such location is Rifle, Colorado, near the ski resorts surrounding Aspen. To address this issue, Evergreen Real Estate Group's Rifle Apartments will provide 60 affordable homes designed for working families. The development will feature amenities such as a community room, fitness center, playground and nearby access to local services. Rifle Apartments will be the first Low-Income Housing Tax Credit (LIHTC) family property developed in Rifle in nearly 20 years. It will also be the only LIHTC family property with available units upon completion of construction. The project is being built on the largest vacant parcel in the Downtown Rifle Central Business District, which aligns with a key goal of the City’s Comprehensive Plan. Rifle Apartments will also be located directly across the road from an expanded Park-N-Ride lot serviced by the Roaring Fork Transportation Authority (RFTA) Hogback bus route. This route provides transportation to nearby towns and connects with larger routes that travel to and from Aspen and surrounding areas, ensuring reliable transportation for workers commuting to employment centers. Check out the full article from Forbes on how resort towns are addressing the challenges of workforce housing: https://lnkd.in/gF5kUc3P #WorkforceHousing #AffordableHousing #LIHTC
