Following up on my "Building Economic Bridges" article from Friday (https://lnkd.in/gPSKJQNK) here is the asset owner-led pathway to redeveloping a local business ecosystem powered by a coworking community development model. The overall thesis is that office assets and the owners and developers planning for their redevelopment can be catalysts for driving revitalization and economic development in their local business communities. The question isn't just "how do we increase occupancy in high vacancy office buildings," but "how can we do that, and more? ?"

Over the years, I’ve had the privilege of speaking with numerous commercial real estate asset owners about developing coworking businesses. Initially, our conversations often focus on pragmatic goals: increasing occupancy, boosting revenue per square foot, enhancing property valuations, and implementing efficient operational procedures. But as our discussions progress, something remarkable happens. Asset owners experience a mindset shift, realizing that their buildings are more than just physical spaces—they're integral parts of the local community's fabric. Many are running family-owned real estate businesses that span generations, with portfolios that have grown over the years. They've maintained key parts of their cities' infrastructure, leasing to banks, retail stores, traditional offices, and tenants of all types. Their diverse portfolios continue to strengthen and become more embedded in their cities' landscapes over time. These asset owners are deeply rooted in their communities and passionate about contributing to the revitalization of local economies. This mindset shift transforms the dialogue from focusing solely on financial metrics to embracing a broader vision of building economic bridges, fostering community impact, and becoming catalysts within the local business landscape. By partnering with local chambers of commerce, startup scenes, entrepreneurial networks, professional organizations, and economic development agencies, asset owners transform their office properties into centers for innovation and collaboration—integrating their buildings into the very fabric of their city's business ecosystem and fostering sustainable economic growth.
