Post-Gutter Guard Costs: $1,500 annually for a single yearly roof blow-off. This results in: ?? Annual Savings: $3,000 ?? 5-Year Hold Savings: $15,000 ?? Final Calculation: When you divide our Annual Savings ($3,000) by a 6% cap rate, you get a $50,000 added value from the less expenses, not to mention a hedge from that gutter cleanout cost rising. I was blown away by passionate presentations from 10 Service Academy Founders in a Pitch Competition! Congrats to winner Jay Long and finalists Nick Perkins and Tom Coyle! My belief in the American worker was reinforced when I spend time with Authentically American Clients like Dennis J. Volpe and Curtis Cullen who are making an intentional choice for American made for their custom branded apparel for their companies! A HUGE thanks to Howard University Army ROTC and Armani Houseal, Tierra Curtiss, and Wendell Bryant for helping staff our exhibit! What was personally most enjoyable for me was spending time with United States Military Academy at West Point classmates Rob Cochran, Joseph Kopser, Doug Katz, William, Scott Hayford and Jennifer Jacobs. Kat & I received our last 2023 K-1 today, Sept 20th! Frustrating as a LP! I’d like to highlight Convolo Capital’s #2 priority: our investors’ experience (#1 is of course, the financial performance of the assets). As real estate investors, we’re LPs in dozens of deals. All of us invested as LPs for years before stepping into the GP seats. Unfortunately, the landscape of private capital investments is often very opaque - we feel ‘in the dark’ about ongoings with our LP investments. We rarely know when K-1s will arrive, how capital improvements are progressing, how the asset is performing, or news in the submarket. All too often, transparency is lacking and we can't plan for major milestones. When will we hear about a refinance, a sale/exit, a loss, or a big win? Will we have the opportunity to do a 1031 exchange? We’re just along for the ride. ?? Where is the sponsor’s focus? On larger JV equity investors who require more detailed reporting? ... hopefully, it’s on the investments!? But as they say in Ranger School, 'Hope is not a method.' Accordingly, at Convolo we are very intentional about a few key things: ? Monthly narratives on operations, always on the last day of the month ? Quarterly reporting with in-depth submarket analysis + financials ? Distributions on the same cadence each quarter ? K-1s delivered by March 15th for every LP! ? Any capital event will be announced months in advance Our focus on these ‘little’ things reassures our investors and builds trust. The feedback from our investors, many who are involved in multiple deals across various asset types, is a resounding 'kudos!' Perhaps that’s why most are repeat partners with us. A Leap of Faith ? My real estate journey started in 2002 when I bought a recently foreclosed 3/2/2 in Allen, TX for $100K and rented it out for $1,100/month. This was the beginning of a passion I call my "Side Hustle CRE Business." Over the next 22 years, my passion grew and grew. In 2015, it extended to investing passively in multifamily deals with CAF Capital. In 2017, my experiences pulled me out of banking and into the supplier side of CRE, working for CoreLogic. In 2021, I joined CAF Companies, leading Investor Relations and eventually Asset Management for over 20,000 units. All the while, my passion for CRE investing continued as my expertise grew. My side hustle had me sponsoring my own deals, advising suppliers and sponsors, advocating for the industry in DC and Austin, and taking on leadership roles in the Apartment Association of Greater Dallas. In the back of my mind, I always knew that there could be a day when my 'Side Hustle CRE Business' was no longer a side hustle. ? That day has arrived. ? One of my side hustle businesses, Convolo Capital, was launched a few years ago. "Convolo" is Latin for "Fly Together with Others." In the past couple of years, we have done four deals in the Greater Atlanta area, where one of our partners is located. The opportunity to expand Convolo Capital to the DFW market has been in front of us for a while, but it would require more than a side hustle commitment from me. With great support from the leadership of CAF, I am making the Leap of Faith to follow my passion to the fullest. I am leaving CAF to work full-time on my own CRE businesses. I will lead the acquisition efforts in DFW for Convolo Capital and provide industry consulting for other sponsors and the Fintech/InsureTech space. The "Side Hustle" has truly become "The Hustle." ?
