Breaking down the senior housing capital cycle over the last 30 years illustrates why it's such a compelling asset class right now. I learned this from Mike Simanovsky of Conversant Capital, whose capital cycle lens has him bullish on senior housing. The capital cycle dictates that high asset valuations and returns encourage a supply-side response, as new entrants chase those returns. Eventually, oversupply pushes returns below the cost of capital, at which point distress and consolidation happen. This is an exciting time to enter as a countercyclical investor, because you're buying as supply contracts which eventually drives an expansion of valuations and returns. After a roughly 20-year roundtrip through the capital cycle, we're now at (or near) a cycle bottom for senior housing. Specifically: - Supply growth has substantially contracted and may even go negative as the lowest quality inventory gets repurposed to other uses (mostly behavioral health facilities) - The demand picture is strong - baby boomers are aging into senior living - Banks are getting tired and selling nonperforming loans - Sellers are fatigued and exiting - There's a long runway of industry growth ahead of us There are no guarantees in investing, but this is a compelling picture. I share Mike's bullish view.
