Comunidad is thrilled to have been recently included as a case study in Newmark’s newly published annual impact report highlighting how we are powering workforce housing through innovative financing. Thank you to Anthony T., Sharon Karaffa, and Barry Gosin. Newmark secured a $400 million Freddie Mac Tenant Advancement Commitment (TAC) for Comunidad Partners. The TAC program offers competitive financing to operators who implement income restrictions, allowing Comunidad to preserve thousands of affordable multifamily units. Residents benefit from social impact services such as virtual healthcare, tutoring, and job opportunities. The first TAC transaction involved a $21 million loan to finance and renovate the Villas at Shadow Oaks in #Austin, Texas. Newmark provided advisory on debt and structured finance for the project. 2025 Multifamily Outlook: Signs of Rising Optimism What’s ahead for multifamily in 2025? Bendix Anderson at MFE Magazine explores the shifting landscape, highlighting how investors and developers are adapting to changing market conditions. Our own Jim Howard, chief operating officer at Comunidad Partners, shared his perspective on the anticipated multifamily recovery in the year ahead: In 2025, Comunidad plans to reevaluate deals that were previously stalled by high borrowing costs. The firm is also exploring its options to refinance properties with loans that will expire in the next few years. "We will likely acquire more in 2025 versus 2024,” says Howard. Over the past six months, the firm acquired two properties, including Toscana Apartments, a 358-unit asset in Austin, TX. Comunidad is planning capital improvements to further elevate common areas and living spaces. Spanning over 260,000 SF, Lakeshore at Preston Apartments offers a mix of one-and two-bedroom units.
