Yesterday, Community Vision joined more than 60 CDFI leaders from across California in Sacramento for the California Coalition for Community Investment CCCI's #CDFIAdvocacyDay. Our President Catherine Howard, Director of Impact & Learning Nate Schaffran, Community Development Officer Joi Eubanks, and Interim VP of External Relations Saul Ettlin met with legislators to talk about how CDFIs expand access to capital for affordable housing, small business, and essential community assets in historically disinvested communities. We also are advocating for the renewal of $50M in funding for the California Investment and Innovation Fund (Cal IIP), a vital investment in community-driven economic development. Thank you to all of the legislators we had a chance to meet with, including Sen. Christopher Cabaldon, Sen. Scott Wiener, and Asm. Damon Connolly. #CDFIs are widely recognized—across the aisle and by this Administration—as engines of economic opportunity. They expand access to capital, support job growth and wealth creation, and uplift communities that mainstream banks often overlook. The Community Development Financial Institutions Fund (CDFI Fund) has provided billions in critical resources to achieve these goals. However, under President Trump’s March 14 Executive Order on “Reducing the Federal Bureaucracy," the future of this vital funding is now at risk. As the U.S. Department of the Treasury prepares its response for OMB and continues engaging with CDFIs and other stakeholders, we must ensure our voices are heard. ?? Take Action: ? A little back story - When the Casa Bella Furniture store burnt down due to arson in 2023, we approached the business and building owner with a vision of not only revitalizing the space, but brining a much needed component of housing to the Blvd. Back then, I mentioned that this would be a way to turn the ashes of an ill intended act into an opportunity for postive community impact. And now, here we are… 53 units of live/work spaces, studios, and 1-bedrooms housing for North Sacramento. If you know me, I’m always taking these notes. One thing that I learned through this process is that it TRULY takes a community. We're excited to support affordable housing solutions throughout California, which includes reaching beyond urban centers. Community Vision recently provided acquisition financing to Integrity Community Solutions for the purchase and revitalization of Sonora Estates in Sonora, a project that will make affordable homeownership more accessible for communities who typically find it out of reach. Integrity Community Solutions (ICS) has acquired the once well-regarded Sonora Estates in Sonora, Calif. The 84-site community is 30% vacant and residents have been discouraged by the lack of investment over the last decade. But they took note and were heartened when, just 72 hours after taking ownership, ICS started removing boarded up old units. Affordable housing is Tuolumne County’s highest priority, given median house prices of $450,000 and 2BR rents of $1,600. ICS will place and sell 30 new EnergyStar rated and fire-resistant factory-built homes and bring the community to 100% owner-occupancy within 5 years. Our target pricing for new homes starts at $110,000! Upon full occupancy, ICS – a new ROC USA subsidiary – will exit its investment by offering the homeowners an opportunity to purchase the community as a co-op. Congratulations to Community Arts Stabilization Trust (CAST) and KALW on purchasing the historic Warfield building in San Francisco! Community Vision provided $7.3M in below-market-rate financing to CAST and to KALW to support this project. This strategic financing will enable the creation of Warfield Commons, a community-centered hub for independent journalism, media, arts, and nonprofit organizations, marking a significant step in revitalizing the neighborhood and strengthening the cultural fabric of San Francisco.
