Community Preservation Partners (CPP), in partnership with Bettencourt Properties and the Beneficial Housing Foundation, is proud to announce the acquisition and renovation of Sundance Apartments in Bakersfield, CA. CPP’s total development investment is approximately $32.5M, with estimated renovation costs of approximately $80,000 per unit. Originally built in 1981, the Sundance property's 60 affordable units will remain available to families for the next 55 years. The Sundance Apartments will also be serviced by LifeSTEPS to provide essential on-site services like education, health, and wellness programs. But through innovation, partnership, and perseverance, Community Preservation Partners (CPP) and Jamboree Housing Corporation ensured that this community remained home. Through a $7.4 million investment into the property, we delivered: ? Solar thermal PV systems for lower energy costs ? Water-efficient landscaping for long-term sustainability ? 20% energy efficiency improvements, including Energy Star appliances ? Solar-powered EV charging stations for resident ride-share The result? Community Preservation Partners (CPP) is thrilled to announce the acquisition and planned renovation of Normandie Villas, an affordable housing complex in Los Angeles' vibrant Adams Normandie neighborhood. This marks CPP’s sixth community in the greater Los Angeles region, furthering our mission to address the critical need for quality, affordable housing. Located near USC and downtown LA, Normandie Villas offers 25 family-focused units—15 two-bedroom and 10 three-bedroom homes. The property will undergo much-needed renovations, including energy-efficient upgrades, new community spaces, and improved amenities. Units will be set to 30%, 40%, 50%, or 60% of Area Median Income (AMI), and resident services provider - LifeSTEPS - will work with CPP to offer residents valuable education and wellness programs, strengthening this vibrant community for years to come.
