In 2023, we partnered with the Indiana Family and Social Services Administration Division of Aging (FSSA-DA) to study the current (2023) and projected supply and demand of housing for residents aged 55 and older. The study looked at all 92 counties split into six geographic areas. It considered all types of housing - from owner-occupied, single-family homes, to apartments, to assisted living facilities; utilized census data to determine expected demographic changes; and included a survey of agencies and individuals. In the next five years, the age group 55+ is projected to increase 5%, while those 65+ will increase 17%. The number of renter households in the 62+ age group is projected to increase 12.1%. Among renter households aged 55+, the largest income category is $10,000-$20,000. This trend is expected to continue. Among households aged 75+, the projections show $50,000-$74,999 to be the largest category. A survey of independent living facilities for seniors counted 45,867 units, with 48.3% being subsidized. Among seniors 75+, 195,487 people, or 47.1%, are reported to be living with a disability. According to 2023 statistics, there is unmet demand across all categories of housing totaling nearly 245,000 units. Across the state, there are 19 counties considered Age-Restricted Housing Deserts, meaning that rental housing units exist for less than 10% of senior rental households. These statistics help IHCDA and FSSA-DA to understand the housing needs of our older adult population. The findings from the reports will guide our efforts and investments to provide needed housing and housing-related services across the state.
