This is scary - not because people aren't buying their own home to live, but because property is just about the most magnificent investment I believe a young person could make, talking from my own experience as well as seeing what I've helped so many clients achieve. Yesterday I was back up in the Hunter Valley inspecting blocks for clients, viewing projects BUT most excitingly I picked up the keys for my own project, a Duplex I built in the beautiful NSW Hunter Valley (just some landscaping to go!) Here’s some things to love about Duplexes and why I believe those in a position should consider it as their next investment: ? Two separate, saleable assets on completion – perhaps down the track your circumstances may change, and you’d like (or perhaps need) to sell off one side. ? Two incomes streams for great cash flow. ? Equity gain on completion – I bought my block of land in an emerging market and by the time it registered, it had significantly increased in value. Better still, by subdividing it into two separate assets at completion, I ended up with two properties and the combined value was significantly more than my in-costs, which gave me a few hundred thousand dollars in equity to utilise on my next purchase. ? Huge Depreciation, which in my own case creates a loss on paper so I can minimise my income tax and get a great return each year. Depreciation is higher on new builds and often clients come to see me because their accountant has suggested they (literally) build a property portfolio to grow their wealth and reap the other rewards such as tax advantages. Ask your accountant how it might benefit your scenario. ? Buy smart and get into the right market at the right time and perhaps you can do what one of my current clients is doing – construct the Duplex and sell it on completion to bank some cash. This all depends on the market and how it performs, but many people have done this over the years and reaped the rewards. Be careful doing it this way, as markets fluctuate. Done correctly, I’ve seen this work tremendously well over the years. ? When I purchased the land just a few years ago, it took some time to register but fast forward to now and rents have jumped on each side of the Duplex over $130 per week more than first anticipated, whilst vacancy rates in the area have fallen, meaning I’ve purchased in an area where demand is high, and this type of housing is needed. When you run the numbers, that’s $260 per week or $13,520 more than I first thought I’d get in rent each year! Values increased, rents skyrocketed and landlords across the board have made significant gains. A simple strategy, not an overnight success, but a method that has worked well for many years and is tried and tested. A couple of days R & R in the Hunter Valley with family...magnificent place to enjoy the scenery and (most importantly!) the wineries! But... Did you know this area has been one of Australia's most successful areas for property investors the past four years?
