Coastal Commercial is pleased to announce the successful sale of the Shops at Plaza Empresa, located in Rancho Santa Margarita, CA, for $19,000,000. The shopping center, situated at 29851 and 29881 Aventura, spans 39,925 square feet on a 125,017 square foot lot. Representing the Buyer in this transaction was Nathan Holthouser from Coastal Commercial, while Shaun Riley, Scott DeYoung, and Jeff Conover from Faris Lee represented the Seller. The Buyer, completing a 1031 exchange, consolidated three separate properties into The Shops at Plaza Empresa. These properties included an 8-unit apartment building in Beverly Hills, CA, and two commercial properties in Corona Del Mar, CA. According to Holthouser, “It was a strategic 1031 exchange for multiple properties owned free and clear into a larger asset. There were a lot of moving parts with three separate escrows with the relinquished properties, with three separate buyers for those transactions. We were fortunate to be able to time everything so that all three 1031 exchanges could close at the same time. This enabled the Buyer to achieve premium prices on the three down-leg properties which in turn gave the Buyer much more purchasing power for the up-leg in Ranch Santa Margarita.” The property consists of two parcels of a larger five-parcel retail and business center that was recently subdivided. Major tenants include Laguna Beach Beer Company, Daily’s Sports Grill, Edible Arrangements, Meister Orthodontics, and the United States Postal Service.
