Everyone hears about people moving out of Austin, but one very bright spot is Buda, Texas where we're developing and leasing a great new ground-up project called The Corner on Main. Buda growth is up big time, while other towns in the SATX-ATX corridor are slowing a bit. Retail follows rooftops. That's no different now than 20 years or 50 years ago. I view the next 15+ years as very advantageous for those who know retail and can grind through the complexities. BIG thanks to the Commercial Brokers Association for hosting its annual volleyball and cornhole tournament, benefiting two wonderful local organizations: Austin Angels and Mainspring Schools.
