Our Marketing Assistant, Annabel Mackenzie Fiske, spends a lot of time reading about new projects, developments and initiatives, and generally staying up-to-date with everything related to housing provision. Last year, an alarming number of homebuilders went into liquidation. According to BCIS 'In the year to November 2024, the total number of construction firms becoming insolvent was 4,102.' As a company that's supplied handover solutions to the housing industry for over 25 years, it has been sad to witness the sector going through such a difficult period. Anna Terrell, our Head of Operations, has been with the company for nearly half of its lifespan, and has shared some thoughts on the current situation: "Having worked in Operations at Classic Folios and Spaciable for 12 years, it has unfortunately been clear to see that the property industry has slowed down considerably in recent years, particularly in the number of new homes being built and completed. The new government has suggested changes to the planning system, which could help with building more new homes. However, it will take time before we see any real impact, and getting planning permission is only the first step. There aren’t enough skilled workers in the construction industry, so there needs to be a focus on training and hiring people while starting the building process. Even if planning rules are simplified and targets are set, without enough workers to do the actual building, progress will be slow. So while any changes will be a welcome and positive step, it will take time for them to be implemented and for the results to show. Research carried out by the Home Builders Federation and Rightmove discovered just how important a sense of community is for today's property seekers. In a study of over 1,000 consumers, Rightmove found that the key indicators for buyers when purchasing a new home are relationships with neighbours, the upkeep of the area, and having nearby parks. These findings reveal the importance of creating spaces that go beyond meeting functional needs to also enhance emotional and social wellbeing. Rightmove’s latest Happy at Home Index surveyed 35,000 people, and asked what factors influenced their overall happiness. In this study, feeling proud of the area one lives in was found to be the number one factor influencing overall happiness, and was followed with significant factors, such as a ‘sense of belonging.' This research highlights the growing importance for property developers to consider community-centric factors like safety, cleanliness, and neighbourly relationships when planning their developments. Today marks the start of New Homes Week by the Home Builders Federation an annual campaign showcasing the benefits of new build homes. This year, the campaign focuses on the topic of 'community' and how new build developments can enhance local areas to create a strong sense of community. Here, our Marketing Lead Joe Harvey, discusses the importance of community in the built environment, with some interesting insight into what an important consideration this topic was in the development of Spaciable Living: "As it’s New Homes Week and the theme this year is community, I’ve been thinking about when I was first told about Spaciable Living. I was told ‘it’s a digital key to physical doors.’ And not just in the electronic fob sense of the term. More in the sense that it helps residents connect with their surroundings and each other through technology, making everything easier to do in person. Community is such a big part of how we position our Spaciable Living app. It was one of the first things we discussed when conceptualising the product and it has been a key marketing message ever since. We wanted to provide an app that not only carried numerous practical operational benefits – saving time on admin, ensuring compliance with codes, etc., but also helped housing providers deliver on their community-based goals. Across my ten years with Classic Folios and Spaciable, I have seen an increasing emphasis on homebuilders’ commitment to building developments that are designed to cultivate communities, whether that’s through hosting events, increasing shared spaces or strategic marketing. We made sure this could all be facilitated through Spaciable Living, so when we recently interviewed a social housing client, J49, and they highlighted the role our app has played in empowering tenants and creating a culture of trust within the community, it was hugely gratifying and validated our early work to incorporate these features and share them through our marketing.
