Legislative Day 28 was Crossover Day in the GA General Assembly, and many members of the GMA Legislative Policy Council members were under the gold dome today advocating on behalf of Georgia’s 536 cities. In addition to meeting with many legislators, city leaders greeted Governor Kemp after he signed the amended 2024 budget. #GaCities #gapol

After a large grand opening at Stanton Park in downtown Atlanta, we headed to rural Madison, GA, for a ceremonial groundbreaking at Carmichael Commons, the 60-unit townhome community we are co-developing with Parallel Housing. ? Officials from the Georgia Department of Community Affairs, U.S. Bancorp Impact Finance, U.S. Bank Corporate & Commercial Banking, Cedar Rapids Bank & Trust (CRBT), and the City of Madison, Georgia participated in the celebration that moved to the neighboring Beacon Heights Baptist Church right after the shovel ceremony as storms threatened. ? Carmichael Commons will provide eight one-bedroom, 32 two-bedroom, and 20 three-bedroom townhomes.?Rents will be based on the size of unit and income qualifications, with some units reserved for residents up to 50% of area median income and additional units reserved for residents up to 60% area median income.?Six units will be offered at market rate without income restriction. Primary financing for the $18.1 million development is supported through federal and state Low-Income Housing Tax Credits allocated by the GA DCA.???US Bancorp Impact Finance invested in both federal and state tax credits to provide equity financing and US Bank is providing a construction loan. CRBT will provide the permanent mortgage.
