Last week, key members of CPJ attended the Maryland Municipal League? (MML) 2024 Fall Conference, an inspiring event where councilmembers, mayors, town clerks, and commissioners gathered to collaborate and share new ideas for Maryland's future. As proud strategic partners and exhibitors, we connected with over 350 attendees, fostering relationships and sparking conversations about community growth. In Maryland, November is recognized as Municipal Government Works (MGW) Month — a time to celebrate the work municipal governments do to create beautiful parks, safe neighborhoods, and thriving local businesses. This month, key staff from CPJ's Surveys Division—Steve Jones, Dan Burke Jr., and Bill Pugh—attended the Maryland Society of Surveyors 2024 Fall Conference. Steve Jones was recognized for his continued service as Treasurer for?MSS, while Bill Pugh was recognized as Chairman of the Chesapeake Chapter. A special highlight was Dave Doyle, a close friend of CPJ, presenting the Oath of Office during the installation ceremony. This September, key staff from CPJ joined federal, state, and Montgomery County leaders to celebrate the groundbreaking of Hillandale Gateway, marking the start of a transformative 463-home affordable housing development. CPJ is proud to have played a critical role in bringing this project to life. Our team collaborated with site and building architects on the final site plan, processed road improvement plans with the county and state, designed innovative stormwater solutions, completed water and sewer design, and processed site construction permits. Hillandale Gateway will be the first Passive House & Zero-Net Energy multifamily project in Maryland and the largest development in East County in 50 years. Since 2013, CPJ has proudly participated in the County Engineers Association of Maryland (CEAM) Fall Conference. Last week, we engaged in insightful technical sessions and forged valuable connections with fellow attendees. We are excited to apply what we’ve learned and continue building on the relationships we established.

We had an amazing time last weekend at our company picnic! From the delicious food to fun games and a pi?ata for the kids, there was something for everyone. We wrapped up the day with a delicious dessert spread and a group photo to capture the memories. A big thanks to everyone who came out and made it a day to remember!

We’re excited to share one of our latest projects—a stunning 10-acre parcel in Harwood, MD. The owner’s vision was to preserve the natural landscape and native vegetation while upgrading to a new dwelling and accessory structure. Our team brought this vision to life through innovative site design, stormwater management, grading, and septic system installation. Harwood’s challenging high groundwater and poor soil conditions required us to integrate two 3,000-gallon concrete holding tanks and develop a stormwater management system that enhanced the site’s natural drainage patterns. From site layout to septic design, we’re proud to have delivered a home that beautifully blends modern living with environmental stewardship. CPJ is addressing significant erosion issues at the Livingston Woods Outfall project site in Prince George’s County, where a 291-foot stream channel has widened and eroded, impacting nearby properties and is causing significant sediment loss. With near vertical banks reaching up to 9 feet, the stream struggles to manage floodwaters during heavy rains. In July 2024, our team conducted a topographic survey, followed by fieldwork to measure stream cross-sections, longitudinal profiles, and pebble counts—steps that are critical to restoring the natural balance of this waterway.
