Greenbuild International Conference & Expo 2024 reminded us of the power of open dialogue to spark momentum and close knowledge gaps in the fight for sustainable, affordable housing. Energy Analyst Ana Leopold and Principal Grayson Jordan took the stage to present Towards Affordable Decarbonization: Lowering Utility Costs in Electrified Multifamily Buildings, sharing insights that revealed a 20% increase in utility costs from electrification(!) With full electrification on the horizon, it’s critical to balance these added costs with practical, sustainable solutions. Developers, how are you addressing the challenges of electrification? What strategies are you implementing to stay on track with sustainability goals while keeping costs in check? Let us know in the comments! Sharing what works (and what doesn't) is key to shaping a resilient, affordable future for multifamily housing. More Info: https://lnkd.in/etDqhhpU

Caution: Hard Hat Area ?? Grace’s Place is now 5 stories high! Downtown Far Rockaway greeted us with brisk winter air as we sipped Corner Coffee Shop brews and geared up for today’s partition walkthrough. Mega Contracting Group and PCA teams went floor-by-floor, checking room layouts, dimensions, and MEP placements to ensure everything aligns with the design before walls go up. Walkthroughs like this help us catch adjustments early, keeping the project on track. We’re set to top out in the new year—a late Christmas present we’re excited to see. Big thanks to our incredible team who make it happen every day! #constructionupdate #rockawaynyc #affordablehousing #seniorhousing #communitybuilding #architecture #nycarchitecture #passivehouse #sustainabledesign #nychousing

Thank you to everyone who joined us at Northeast Sustainable Energy Association’s BuildingEnergy NYC! This year’s theme, Beyond Compliance, challenges us to go further—pushing past current standards and joining forces across disciplines to share, innovate, and collaborate for real decarbonization and resiliency. Our own Ana Leopold and Grayson Jordan presented alongside Magnusson Architecture and Planning PC’s Sarah Bayer and Curtis + Ginsberg Architects’ Mark Ginsberg in 'Beyond Passive House,' exploring insights from NYSERDA’s Buildings of Excellence research. We’re energized by the shared commitment of this incredible community as we all work toward a regenerative built environment. If you missed our talk on lowering utility costs in electrified buildings, head to our insights page (linked here) for more. Reach out with any questions—and let’s keep the momentum going! Construction Update! ?? Grace’s Place is rising fast in Downtown Far Rockaway, Queens. We’re now on the second floor and refining the window and sill designs. This 9-story mixed-use development is being built for Brisa Builders Corp/ Brisa Builders Development LLC, with a focus on providing affordable senior housing to the community. ?? First picture: Our masonry crew hard at work, assembling the second-floor walls. ?? Second picture: Exterior masonry on the second floor, featuring openings for lintels. These horizontal supports above windows and doors are critical for bearing the weight of the structure above. ?? Third picture: A close-up of the exterior mock-up featuring triple-glazed INTUS Windows, designed for maximum insulation and #energyefficiency. ?? Fourth picture: Layer breakdown! From right to left: CMU (concrete masonry units), wood, insulation, and finally, the window. ?? Fifth picture: A sneak peek of the final product (almost there!) A huge thanks to Mega Contracting Group for their hard work! Stay tuned as this project takes shape—helping to bring more sustainable and affordable housing to NYC.

Thank you to everyone who joined our Bethany Terraces #OHNYwknd (Open House New York Weekend) tour! Special thanks to Mike Lynch and Jimmy Liang from Murray Engineering PC for walking us through the structural engineering aspects of the project. It was great to connect with fellow architects, developers, engineers, and NYC residents who are passionate about innovative building technology and #affordablehousing. In the first photo, Grayson shows how a single modular unit becomes two apartments, extending from the front to the back of the building with a corridor in between. And if you noticed the blue tape in some of the other photos—that’s part of our prep for the blower door test, which ensures airtightness in #PassiveHouse buildings. If you attended the tour, we'd love to hear your feedback or answer any lingering questions—feel free to reach out!

Building something meaningful takes dedication, teamwork, and care. We're grateful for a team that brings this commitment to every project and to our community. Yesterday, we took a break from the office to visit the Ford Foundation Building—an architectural marvel from 1967, known for its 12-story indoor atrium. As one of the first examples of biophilic design, it connects people with nature in the workplace—well ahead of its time. Big thanks to Roy Pacheco for being a great host and sharing his knowledge. We’re excited for more Coffee Walks to explore inspiring spaces. To our team—thank you for making it all possible.
