The New York Times recently posted a story about the many benefits of combining libraries with affordable housing. In the City of Boston, we currently have three library-housing projects moving forward. These projects are the result of strong partnerships between developers, City agencies, and the community. Here’s where things stand: Chinatown (Parcel R-1) – Developed by Asian Community Development Corporation, this 110-unit fully affordable rental and homeownership project is expected to begin construction this spring! This development will bring a new Boston Public Library branch to Chinatown and much-needed affordable housing to the neighborhood. West End Library – Preservation of Affordable Housing and Caste Capital are developing a 119-unit affordable rental project above a new branch library. This project is advancing through the development review process, has received City funding, and will apply for State funding later this year. Upham’s Corner Library – The site at 555-559 Columbia Road will be home to a BPL branch library and new affordable homeownership opportunities.? The developer, Civico, recently secured NHT and CPA funding and is currently in the Article 80 review process. By co-locating libraries and housing, Boston is making critical investments in affordable homes and public spaces. More to come as these projects move forward. Nonprofit Preservation of Affordable Housing, Inc. (POAH) and Caste Capital, LLC submitted a Project Notification Form (PNF) to the Boston Planning and Development Agency (BPDA) last week to begin the process for the redevelopment of the West End Library and creation of affordable housing. The filing represents a key milestone in the formal public review process, offering opportunities for community feedback. The development will provide essential housing opportunities for some of Boston’s lowest-income families in a neighborhood with strong economic potential, close to transit, grocery stores, healthcare facilities, and other essential services. “This development promises to be a transformative addition to the neighborhood blending affordable housing, public resources, and thoughtfully designed spaces,” said POAH President/CEO Aaron Gornstein.?“And as importantly, it will enhance connectivity and create a stronger sense of community for all residents, regardless of income or background.” Read the full press release here: https://lnkd.in/eX_7BMea

Our joint venture, composed of KZ Builders, Caste Capital, SV+Partners, is proud to propose an innovative response to the City of Boston’s RFP for Cummins and Regis Road. This forward-thinking project is designed by Embarc and will be constructed by Janey Construction, both local MBE firms with strong ties to the community. The approach embodies a commitment to diversity, equity, and inclusion, ensuring the project exceeds the city’s highest benchmarks for community development and leading to a design that not only enhances the neighborhood but blends harmoniously with the surrounding community. This 100% affordable condominium project will provide 30 homes, including 21 family-sized units. All homes will be available to those earning between 80-100% of AMI, addressing the city’s housing needs while integrating Passive House design standards and serene greenspaces for relaxation in the urban setting. There will be two community-focused retail opportunities. To offset traditional HOA fees, the larger space will be managed by unit owners, generating revenue for the building and providing an opportunity to help shape their community. The second will focus on promoting health and wellness through a local community business. At the core of this project is a deep sense of community. “The REEX program has become one of our favorite events of the year and reminds us of how lucky we are to work in such an incredible field,” says Levi Reilly from Marcus Partners who provided a site for students to develop their capstone project – the opportunity to work on an actual commercial real estate development project. The Center hosts the Real Estate Exchange (REEX) Program each July, a two-week initiative designed to introduce high school students of color to commercial real estate through an immersive, college-like experience. Held at Massachusetts Institute of Technology, Harvard University, Howard University, and New York University, REEX combines classroom learning with field trips, culminating in student capstone presentations on real estate development projects.
