Many communities throughout the country and our State of Michigan are experiencing a lack of affordable and available housing. We at Carlisle | Wortman Associates understand how important a community’s existing and forecasted housing demands are when developing overall strategic plans. The Michigan Planning Enabling Act was recently amended to "expressly include housing as a core provision of a master plan. The amendment states that the master plan guide development that includes a range of housing types, costs, affordability, attainability, ages, and other characteristics, including single-and multiple-family dwellings, to serve the housing demands of a diverse population." Back in January of this year, the Michigan State Housing Development Authority (MSHDA) estimated that the State of Michigan was short about 190,000 units - and this discrepancy can attribute to rising costs and an overall lack of affordability. In order to help address this situation, MSHDA announced on November 1st the first round of grant recipients in its "MI Neighborhood program." Working to address affordable housing shortages in Michigan communities, the program "will provide more than $30 million in grants and support the construction and rehabilitation of more than 700 housing units throughout the state." Current housing supply numbers are certainly affecting many parts of our country, and this is true across the State of Michigan as well. Factors that don't help the scenario range from supply and demand issues, more large homes being developed versus smaller homes that meet the market demands, and the high overall cost of supplies that are still present from the COVID pandemic. In order to continue the conversation and offer some potential solutions from the active work being done in the housing market, we'd like to share the following Rural Innovation Exchange article that discusses how "Housing Forward, an initiative of the Midland Business Alliance (MBA), uses a holistic approach to implement solutions of development and rehabilitation of attainable workforce housing." Conservation planning (a collaborative process that involves identifying and addressing natural resource issues to achieve conservation goals) can often be challenging "because of insufficient information and a lack of clarity on appropriate sources of data." However, the overall utility of "green infrastructure in urban areas is increasingly apparent."
