Many communities throughout the country and our State of Michigan are experiencing a lack of affordable and available housing. We at Carlisle | Wortman Associates understand how important a community’s existing and forecasted housing demands are when developing overall strategic plans. The Michigan Planning Enabling Act was recently amended to "expressly include housing as a core provision of a master plan. The amendment states that the master plan guide development that includes a range of housing types, costs, affordability, attainability, ages, and other characteristics, including single-and multiple-family dwellings, to serve the housing demands of a diverse population." Back in January of this year, the Michigan State Housing Development Authority (MSHDA) estimated that the State of Michigan was short about 190,000 units - and this discrepancy can attribute to rising costs and an overall lack of affordability. In order to help address this situation, MSHDA announced on November 1st the first round of grant recipients in its "MI Neighborhood program." Working to address affordable housing shortages in Michigan communities, the program "will provide more than $30 million in grants and support the construction and rehabilitation of more than 700 housing units throughout the state." Current housing supply numbers are certainly affecting many parts of our country, and this is true across the State of Michigan as well. Factors that don't help the scenario range from supply and demand issues, more large homes being developed versus smaller homes that meet the market demands, and the high overall cost of supplies that are still present from the COVID pandemic.
