It's the first day of summer and we're excited to get out of the rain and bring you another construction update - this time at our Zoo Phase I (850 S. Ewing) project in Dallas! Building B, which consists our four 2-bedroom townhome units, has completed framing top-out and is moving on to interior rough and exterior facade. In the background, you can also see the ongoing progress on Building A. Framing is underway for this building, which will house our 36 studio and 1-bedroom units, with top-out expected by the end of July.

We're back with a construction update at The Beacon (7291 Elm St.) in Frisco's Rail District! The lower portion of the building slab was placed this week, an exciting milestone as we progress towards completing foundations and standing structural steel in the coming weeks! As we head into the weekend, today is the final day of the under construction portfolio reveal. We look forward to bringing you further updates as we progress through construction and transition to construction on additional projects in the coming months. Another project in partnership with Re:Studio Architecture is the highlight for Day 6. --- Mail Avenue Apartments at 2220 Mail Ave. in Dallas is less than half a mile from West Mockingbird Lane, the northern boundary of Medical District, a significant economic driver for the submarket and region attracting medical professionals, researchers, students, and patients from across the country. The project is also less than half a mile from Dallas Love Field, providing convenient access to another job and transportation hub. On-site amenities include a fitness facility, a coworking space, and a community lounge that includes a balcony with a view of Downtown Dallas. The project’s unit mix includes 19 studios and 20 1BRs. More than half of our studio units at Mail Avenue will offer balconies in excess of 100 square feet. The four street-facing studios on the fourth floor will feature massive 225 square foot balconies, while the other large wrap-around studio balconies will enjoy a private alcove with a downtown view. The project began construction in April 2024 and is on track for completion by February 2025.?

Another Dallas construction project with Re:Studio Architecture is the highlight for Day 5. --- Zoo Phase I Apartments at 850 South Ewing Ave. in Dallas is less than half a mile from the Southern Gateway Park, a 5-acre bridge park that is under construction and expected to open to the public in 2026 connecting Oak Cliff to East Oak Cliff supercharging the area’s revitalization efforts. Additionally, as the name suggests, the project is located around the corner from the Dallas Zoo, a 106-acre zoo home to more than 2,000 animals representing over 400 species from around the world. The project’s unit mix includes 20 studios, 16 1BRs, and 4 2BR townhome units. The project began construction in February 2024 and is on track for completion by December 2024. Mission Ridge Consultants are our partners on all our active and pending projects, and they deserve a special shout out for helping us break ground on this particular one. Their help has been in invaluable addition to our team!

Day 4! Couldn't be more excited about our first Downtown Frisco project with DUAL Workshop. --- The Beacon at 7291 Elm St. in Frisco is located at the corner of Elm and County Road. The Beacon is ideally positioned to take advantage of the existing and incoming retail, restaurant, and office offerings across the street and will add its own 2,400 square feet of Class-A office space to an undersupplied downtown area. The Beacon is a beautifully designed building that is intentionally more design-forward and will be the end cap to the newly reconstructed Elm Street. The project will have 18 spacious 1BR and 2BR units and a considerable amount of amenity space, including more than 2,200 square feet of coworking and lounge space, a private conference room, a sizable fitness center, and storage units. Importantly, this is just phase one of our Downtown Frisco investment plan that will ultimately produce upwards of 15,000 square feet of commercial and amenity space across six properties that will be fully integrated and accessible for both our residents and commercial tenants to enjoy. We believe this will significantly enhance the walkability of the downtown area and support the progress the City of Frisco is looking to make as a key tenet of its downtown transformation plan. The Beacon began construction in January 2024 and is on track for completion by December 2024.
