  • We are growing! CAP is excited to welcome Patrick Carroll to our team of Community Managers. Patrick joins us after graduating UC Boulder, who we partner with in our sustainability efforts. "My name is Patrick Carroll and I graduated from the University of Colorado Boulder where I pursued a B.A in Finance & Real Estate. This is where my passion lies and I am super excited to have started my professional career with CAP. I look forward to learning more about the industry, especially HOA management. So far it’s been a wonderful experience thanks to the kindness of my coworkers and knowledge I’ve gained. I’m looking forward to what the future holds."

  • We are growing! CAP is excited to welcome Angela Patton to our team, as a Community Association Manager. "I've been an HOA manager for several years and love helping communities thrive by keeping things running smoothly and making life easier for homeowners. I believe in clear communication, problem-solving, and creating a positive experience for everyone. When I’m not working, I enjoy getting outside with my husband and curling up with a good book alongside my dog, cat, and bird." HOAs are hard work, in a changing environment. We look forward to the insight Angela brings to our organization from her previous experience as we look to help high-rises, mid-rises, and townhome communities navigate the various needs and and challenges they face.

  • Call to Action: Support the Affordable Denver Fund A dedication to sustainability involves considering how communities, and thereby homeowners, can actually afford to live in their homes and to maintain them. Ownership is out of reach for some members of our community, a reality that we have little control over but often discuss as we manage so many communities here in Denver proper. CAP is thankful to work with a few communities like the Burrell, which are formal affordable developments. We are proud to support Ballot Measure 2R, a 0.5% sales tax increase on some purchases, which would help our city to address this critical issue.   • ICYMI: Last week, CAP and our partners hosted a panel to discuss recycling, composting, and the impact of "Waste no More" on Denver properties. If you are a member, manager, or owner of a property looking to save money on trash services and to stay ahead of changing requirements, the below recording is a helpful resource to make sense of the landscape!   • Community in Focus: The Prado is a long time landmark of the Golden Triangle neighborhood and in 2002 at its construction, was a testament of things to come. In the decades since, other multistory communities have cropped up around it, with several more high-rises currently in various phases of construction nearby. This year, the community will complete an extensive and complicated re-siding project as it looks to responsibly stay ahead of important reserve plans.

  • Is your HOA: Located in Denver? Have a single building 25,000 square feet? If so, your HOA is part of "Energize Denver." This municipal initiative sets ambitious targets for energy reduction in buildings across the city, aiming to lower utility costs and environmental impact for buildings. That all sounds good, but we're sensitive to the fact that HOAs are often running a tight budget. Our clients are navigating real financial challenges like rising insurance premiums and the ongoing need to fund reserves while keeping assessments manageable for owners. We often speak with HOAs exploring our service who are, understandably, unfamiliar with the ordinance. Others are aware we need to report to the city annually, but unaware that we have efficiency thresholds that have to be met in the coming years. In other words, it is a two-part compliance process that requires regular reporting and deliberate future planning.
