Despite the challenges seen in other office markets across the country, the Gainesville/Hall County office market remains resilient due to continued growth in the community. For ten consecutive quarters, it has posted positive net absorption, with vacancy rates dropping to just 3.4%—down from 4% at the end of 2023 and a peak of 11.9% in 2014, according to CoStar Analytics. This stability is further supported by a strong demand for office space near downtown Gainesville, which has seen a surge in new developments over the last 5 years. Due to continuing demand and tight supply, we are now beginning to see new projects come online. We currently have approximately 63,000 square feet of office under construction in Gainesville, 20,000 square feet of that being medical office, with and additional 36,000 SF of proposed office and/or medical space in the market. Candler RE has completed over 50 office leases and several sales in the last two years with several examples outlined below: 2,553 square feet @ $26.00 per foot Full Service 2,817 square feet @ $25.50 per foot Full Service 5,700 square feet @ $14 per foot Modified Gross 1,345 square feet @ $21.42 per foot Full Service 1,800 square feet @ $24 per foot Modified Gross 34,005 SF sold @ $10.6mm or $312 per square foot The market's fundamentals remain solid with average rents holding steady at around $20.44 per square foot per CoStar, with Class A office rates topping out in the upper $20’s per foot full service, and Class B office rates landing between $15 to $17 per square foot modified gross. New construction rates average between $32 and $34 per foot NNN.
