Their mission was to advocate for our industry’s legislative agenda, emphasizing housing affordability and attainability, and to ensure our lawmakers hear directly from those shaping the future of homebuilding. #bpt #txcapitol #GHBA

  • GHBA Midyear Forecast Luncheon Summary January 28th, 2025. Featuring?Lawrence Dean CEO of Community Builders Advisory Services ? ·??????Opening remarks by Houston Mayor John Whitmire were encouraging.?That was the first time I have heard a HOU Mayor speak directly to the Building Industry about reducing regulations and bureaucratic red tape.?This is key to our affordable housing issues. ·??????The Houston MSA added nearly 140,000 people in 2023, including nearly 40,000 from Domestic Migration (the most since 2015). ·??????Houston and DFW keep leading the Country in population growth. ·??????Houston saw the 4th largest international migration in the entire country. ·??????Texas ranked # 2 in U-Haul migration ratings. ·??????The Houston MSA is projected to add between 320K to 680K residents by 2030. ·??????Why are folks moving here???Jobs and affordable housing (compared to the rest of the US). ·??????DFW and HOU are # 1 and # 2 nationally in terms of annual job growth. ·??????HOU has 295K more jobs now than it did pre-COVID. ·??????Remodeling businesses are steady with Kitchen and Bathroom renovations leading the way in 2024. ·??????Most remodeling jobs are located in Central HOU (inside the Beltway) almost 30% of jobs with suburbs over 20%. ·??????Higher % rates are affecting both Remodeling and Custom Home building. ·??????Volume Builders are battling high % rates by buying down rates for their home buyers. ·??????Margins are being squeezed for sure but remain pretty good. ·??????HOU and DFW are ranked # 1 and # 2 in annual housing starts in the entire Country in 2024?(52K and 47K). ·??????Mortgage rates remain elevated, and affordability is always top of mind.?HOU area Builders remain resilient despite the higher % rates. ·??????Continued M and A amongst the volume Builders is expected.??Driven by continued demand for lots, leadership and points of entry into the hottest housing markets. ·??????Volume Builders are increasingly moving geographically further out to solve both affordability and lot acquisitions.?The greater HOU area is literally 140 miles by 120 miles in size! ·??????The median household income of HOU residents is $ 79K.?@ that level, they can afford to buy a $ 250K house (up to $ 280K with rate buydown). ·??????We are still able to produce nice homes @ that price point in HOU. ·??????2025 mortgage rate forecasts range from 5.8% to 6.8%. ·??????Existing houses may continue to stay off the market.?55% or outstanding mortgages are below 4%.?73% are below 5% and 82% are below 6%. ·??????The above is good news for new construction.??We are the only game in town if you want a single-family house. ·??????HOU area median home prices forecast to grow from negative half % to a reasonable 1.8%. ·??????42% of HOU MSA population is estimated to be within the key home buying age group of 25-54, and this group continues to grow! ·??????2025 will be flat with 39,000 to 41,000 new home starts. ·??????Steady Eddie Stay Calm and Keep Building!
