Panda Express, a popular American fast food chain known for its American Chinese cuisine, has officially opened a new location at 515 E Commerce Street in Brownwood, Texas! Spanning 2,697 square feet, this new fast casual restaurant joins over 2,300 Panda Express locations across the United States, making it the largest Asian-segment restaurant chain in the country. Established in 1983, Panda Express continues to bring its signature flavors to communities nationwide, and Brownwood residents can now enjoy their favorite dishes at this convenient new spot. Brownwood, Texas continues to emerge as a solidified market for national development. An additional 1.8 acre site behind recently opened Panda Express and 7 Brew Coffee is an available site for future development.

The purpose of the Building Improvement Incentive Program is to provide an incentive to business and/or property owners to encourage renovation and rehabilitation of commercial buildings in the City of Brownwood. Funding for up to $25,000 in a matching grant for the program is provided by the Brownwood Municipal Development District (BMDD). During the 2024 calendar year, the BMDD funded at total of $71,025 in BIIP projects, which resulted in $1,472,770 in private investment. Recent participation in the 2025 ICSC Red River Conference facilitated connections with real estate professionals to attract further retail development. Continued retail recruitment efforts have contributed to a 44% increase in sales tax revenue over the past decade and a record $47 million in construction projects in 2024. The Shops on Commerce development, a $9 million+ investment scheduled for first quarter of 2026 will include Ross, Ulta Beauty, Five Below, Bath & Body Works, and James Avery adding to Brownwood’s growing slate of national tenants that have opened in the last few years or are under development including TJ Maxx, Shoe Department Encore, Home2 Suites, Panda Express, 7 Brew Coffee, Tropical Smoothie Cafe, Boot Barn, Chick-fil-A and others.?

The City of Brownwood is taking a significant step towards further revitalizing its downtown area with the selection of Freese and Nichols (FNI) to lead the design phase of key projects. FNI, responsible for the 2003 and 2024 Downtown Master Plans, will now translate the vision outlined in the latter into actionable plans for construction.

Baked Artisan Goods expansion was made possible in part by a partnership with the Brownwood Municipal Development District's?Business Improvement Incentive Program (BIIP). This program provided support that allowed the bakery to transition from a hidden haven to a vibrant storefront. The BIIP serves to revitalize and improve the appearance of Brownwood commercial buildings to positively impact the aesthetics, marketability by providing an incentive of up to $25,000.00 for approved improvements.?

A 6,400 sf. retail building is under construction at 436 E Commerce St. next to Wing Stop in the Shoppes at Pecan Bayou retail center. The end cap closest to Wing Stop will be occupied by Tropical Smoothie Café and will include a drive-thru window. Tropical Smoothie Cafe's menu boasts bold flavorful smoothies, bowls, sandwiches, wraps, and seasonal options, with a healthy appeal, all made-to-order from the freshest ingredients. An additional 4,800 sf. of the retail space is available at this multi-tenant location. The shell structure is slated to be completed in October which will allow for tenant openings during the first quarter of 2025.
