As we begin 2025, we are taking a moment to reflect on the incredible momentum we built in 2024. Last year was a landmark period for Bravo Property Trust, marked by significant achievements in multifamily construction, bridge, and HUD loan financing. These accomplishments have positioned us for even greater success in the year ahead. Key Achievements in 2024: ? Jersey City, NJ: Closed a $169.3M senior construction loan for the 477-unit West Side Square in Journal Square. ? Newark, NJ: Secured a $62.5M bridge loan for the 200-unit 50 Sussex. ? Philadelphia, PA: Financed a $14.1M HUD 223(f) loan for a new 61-unit multifamily development. ? Ithaca, NY: Completed a $57.8M HUD 223(f) loan for a premier 200-unit multifamily property in downtown Ithaca. ? Queens, NY: $14M lease-up loan for a multifamily development and $29.7M HUD 223(f) loan for a 9-story newly constructed property. ? Killeen, TX: Closed a $14.6M HUD 223(f) loan for a 200-unit property. ? Bravo Capital is pleased to share that HUD has officially finalized the anticipated updates to its multifamily financing terms. These changes are designed to enhance housing production and address current market dynamics, providing borrowers with increased financing capabilities. Here are the finalized updates: Market Rate 221(d)(4) and 223(f) Transactions: -Debt Service Coverage Ratio reduced from?1.176x to 1.15x -LTC/LTV increased from?85% to 87% Affordable 221(d)(4) and 223(f) Transactions: -Debt Service Coverage Ratio reduced from?1.15x to 1.11x -LTC/LTV increased from?87% to 90% Middle-Income Housing 221(d)(4) Transactions?(projects with 50% of units up to 120% AMI for at least 10 years): -Debt Service Coverage Ratio reduced from?1.176x to 1.11x -LTC increased from?85% to 90% These finalized adjustments are now effective and will apply to all projects that have not yet closed. They represent a significant step forward in HUD’s commitment to bolstering affordable, middle-income, and market-rate housing production.
