A thorough move-in inspection, done together with your tenant, sets the tone for a smooth tenancy. It’s not only about protecting the property but also about establishing trust and clarity from day one. During the inspection, document the condition of the unit, and be sure to take photos. These provide a clear, visual record and help avoid misunderstandings when it comes time for the tenant to move out. But here’s something often overlooked: don’t assume your tenants know how to operate everything in their new home. Spend a few extra minutes walking them through the use of appliances, heating, and AC units. A quick demo can save you—and them—time and stress down the road. It’s far better to invest 15 minutes upfront than to field maintenance calls later because something wasn’t used properly. By taking these simple steps, you’re not just safeguarding your property; you’re also enhancing tenant satisfaction and creating a positive management experience.
