I’ve tied up a key corner at a signalized intersection. My Friend from XYZ brokerage company is representing a tenant and we are now executing a build to suit and building to a return of cost of 8%! We bought this great multifamily asset from a trust (off-market). They needed a quick execution—we bought it at .90 cents on the dollar. Love making money on the buy! A lender who we do a lot of work sold us a pool of CRE backed NPL notes before the quarter ended (with no broker!). We purchased them at compelling economics! These “alpha scenarios” are happening less and less now in our industry. The big question is:
