Thank you to Tiffany Chan with CBS news for having me on to talk about housing supply. Governor Healey’s plan to add 222,000 new housing units over the next decade is a great first step in addressing Massachusetts’ housing supply and affordability challenges. As I’ve always said, increasing supply and incentivizing development is the way to go. ??Glad to hear people are finally starting to listen. Legalizing ADUs is another positive step, but we need additional and immediate further steps in zoning reform to make a real impact. Boston renters and buyers would benefit by adding height and increasing density options for nearly every neighborhood. ??We have to throw away our old and outdated zoning codes that have kept prices artificially high for no good reason that I am aware of.??We also need to treat our building community with greater respect and dignity by streamlining the permitting process for new construction projects. We want development deals to pencil - not sit there doing stuck in the mud because carrying costs are too high due to the endless permitting process. It is equally important to avoid measures like rent control or mandated fees for specific parties- as these can discourage development and ultimately drive up housing costs.?We should also take a deep look into whether virtue signaling over affordability requirements in development deals has led to an increase in permits and housing starts – or has it done the exact opposite. Math is math is my favorite saying.? I keep seeing Boston real estate agents posts about "Wrapping up the season". and "It was a great rental season up to the end". Im quite shocked as in my career here Boston Pads I have never heard of "wrapping up the season" we just keep closing all the way until December 31st and then pick it right back up on Jan 1.
