This year, we partnered with Divvy Homes, a rent-to-own homeownership program, to increase mortage-eligibility through rent reporting—a powerful credit building opportunity for renters. ?????? We chatted with Kaylin Callen, Divvy's Head of Legal Operations and Head of Payments, to discuss our partnership. Here's one of our favorite quotes from this latest case study: “I think that what [Boom is] doing is changing the space… It's really hard to find quality vendors that believe in your mission, that want to see you succeed as much as you want to see them succeed, but we found that with Boom. Our partnership with them is great and I literally would not change anything about it.” #RentReporting #CreditBuilding #RentToOwn #Homeownership

Here's an update on AB 2747, the new California rent reporting regulation!
About a week ago I posted (link in comments) about the upcoming rent reporting regulation in California that is likely to have big impacts on renters and landlords. ? The summary is that now, instead of ONLY affordable housing landlords being required to offer positive rent reporting, starting in January 2025, ALL landlords (over 15 units) will be required to do so. ? I want to highlight four things: 1. Blatantly misleading statements about AB-2747 (and what California landlords need to know) 2. Is this ACTUALLY a good thing (including second-order impacts)? 3. What I don’t buy 4. A proposal California PMs: Are you ready for the upcoming regulation change on January 1, 2025? #CreditBuilding #RentReporting #PropertyManagers #CAAB2747 #RentReportingBill

Two weeks ago I made a post about California's upcoming rent reporting bill that was moving through the legislature, AB 2747. Since then, Carl Osbourne and I have received a number of inbounds from California property managers about ramping up on rent reporting with Boom. And then shortly after that post, the bill was signed into law by Governor Newsom. What this means for California landlords: You will now need to offer rent reporting to your portfolio (if you have 16 or more rental units). The law passed basically unchanged, except with the caveat that instead of going live on January 1, 2025, it was pushed out to April 1, 2025. I did think this was coming a bit quickly when they stated January 1, 2025, so there is some additional timeline for property managers to get ready. Tactically speaking, for any resident that moves in April 1, 2025 or later, rent reporting must be offered at the time of lease signing, and then once annually thereafter. If you're a CA landlord or property manager and want to chat more, shoot me a DM, or check out my prior post for some of the additional implications.

It’s been about a week and a half (blah, too much travel so am slow on this) since Andrea D'Mello and I attended our first National Association of Residential Property Managers Texas Style conference. What a time. This was a smaller event of Texas-based PMs that was really well done at the Archer Hotel in Austin (and the food was actually great, not typical for conferences) - big shout out to Peter Hernandez, Warren Ivey, and the rest of the organizing NARPM team. Here are a few of my takeaways from the event: - Great to meet local PMs, many we didn't know: This event was in Austin, where Boom is based, and it was surprising how many PMs that we met for the first time who were right in our backyard - Even smaller operators want great tools: Boom has gotten a lot of momentum with larger, more regionally diversified operators. Most NARPM operators skew toward the 100-500 unit count. This was our 3rd NARPM conference of the year, and I continue to be impressed by the technical sophistication of even these operators earlier on their growth curve - Broker laws were top of mind: A main theme in conversations as many NARPM members are brokers themselves was the new NAR settlement changes and how brokers can be compensated. Lots of members we talked to know that it may not explicitly affect them today, but were preparing with the expectation that it could. I was impressed by the proactive thinking here, I didn't hear a lot of people putting their heads in the sand - Popular talk by Randall Henderson: Randall at our friends at Rentvine flew in to give a talk that was well-attended about major PM mistakes seen across their user base. Congrats to them on their recent funding! ?? - Many ways to engage with NARPM: There are more ways to connect with the NARPM community, a lot I didn't even know about. Shout out to Nancy Hollis for inviting us to the upcoming NARPM DFW vendor fair in November ?? All-in-all, great event, we'll be back. Up next, Carl Osbourne and I will be at the annual #NARPMConvention in Dallas! Come say hi at booth #608 or see you at our evening event! #NARPMTexasStyle2025! #NARPM #NARPMTX #PropertyManagers #NAR
