As highlighted in a recent article by Boston.com, Boston made it into the top 20 metro areas for new apartment construction in 2024. While that sounds promising, it’s important to remember these are just projections. As I mentioned in the article, “I don’t have that much faith in projected numbers. I have faith when I see a crane on a construction site.” Recent history, like the 10,000-unit development at Suffolk Downs being put on hold indefinitely primarily due to: high energy costs, high interest rates, high labor and construction costs, shows us just how volatile these plans can be.?Housing construction at the site is currently on hold as the developer works to resolve a complex financing deal, which has been disrupted by the unstable economy. Years after the initial announcement of what would be the single largest housing development in the region’s history, we have little to show for what would have been a game changing number of units for the Boston rental market.?There can be no doubt that our incoherent national energy policy of the last few years helped kick off some serious inflation and destabilization of pricing that had led us where we are today. The list mentioned in Boston.com study focuses exclusively on buildings with 50+ units—likely luxury units—which, while contributing to our housing stock, don’t address the full spectrum of housing needs. We must look beyond only large-scale luxury developments and create meaningful incentives for smaller landlords and projects like 2- and 3-family homes as well.?We could also do a lot better adding a couple floors of building height zoning relief to different neighborhoods around Greater Boston.
