First, we look for favorable laws and regulations when acquiring short-term rentals. We typically only acquire STRs close to national parks, as the parks provide steady tourism numbers that won't be affected by black swan events such as COVID. We also look for favorable supply/demand, average daily rates, and occupancy statistics. We then take the profits and invest them into multi-family real estate, one of the safest, most dependable investments in the world. Once we acquire these properties, we make major improvements to the bottom line without major capital expenditures. The cost-effective improvements we implement include bringing on a world-class property management company to properly manage things and making minor, mainly cosmetic, upgrades to the properties while keeping a healthy bottom line. The real estate industry in the sunbelt is ripe for consolidation for a host of reasons, including population shifts south, while supply chain issues limit new construction, driving up asset prices and further limiting supply in the marketplace. Indeed, these markets are the fastest-growing in the country, with asset pricing rising over 30% since COVID-19.
