How can councils increase affordable housing while working within tighter budgets? For the past few months, Blocktype has collaborated with Wigan Council to develop a tool that speeds up and lowers the cost of appraising sites for affordable housing. With support from the Ministry of Housing, Communities and Local Government Digital Planning UK Gov, we’ve imported Wigans favourite house types, which? allows the council to create their own site layouts, using floorplans and data of buildings they know how to build, and meets local need. This means they get instant feedback on feasibility and viability of sites, saving them thousands of pounds of consultant fees! We’ve also introduced several new components, so you can make comprehensive layouts including: ? ?? Car parking ? ?? Open space ? ?? Biodiversity ? ??? Access roads On top of that, we’ve rolled out powerful new features that enable: 1. Gross Development Value to reflect a range of different #tenures of buildings 2. Account for #remediation and other site-specific factors that impact build costs 3. Enable you to view cumulative data across multiple sites 4. #Collaborate and share layouts with others. We’re thrilled to help Wigan Council save time, reduce costs, and accelerate the delivery of much-needed affordable housing, but here are anther +300 local authorities that can also be doing this. Are consultant teams in property development too big? I remember attending pre-application meetings at the Greater London Authority, where developers often arrived with large teams of consultants—each specializing in different areas like viability, architecture, energy, heritage, and more. But inevitably, most of the discussion focused on density and layout. While these design decisions certainly have trade-offs in other areas, do we really need all these people in the room? At the time, a single pre-application meeting could cost around £7,000. Add in the day rates for each consultant, and consider that we often handled two pre-apps a day on average… ?? All that money spent just to get a preliminary nod from the planning authority. This is the problem Blocktype will eventually solve.

It was great to be part of Ash Sakula Architects’ series of events exploring how we can rethink how we build neighbourhoods. With the huge pressure to build 370,000 homes a year, we need to think critically about the types of neighbourhoods we are creating. What densities should we be building to? What types of homes do we need? How will the spaces between buildings be used? A recurring theme was the importance of designing collaboratively. Gone are the days when professionals lock themselves in a room and produce a finished masterplan. Democratising knowledge and giving the tools to a wider audience is critical to building places that will last long into the future.
