Last week marked an exciting milestone in the development of the Justine building structure—the concrete topping is complete! ?? This structure will soon be home to 45 affordable housing units and the Opportunity Hub, a vital space dedicated to providing educational and technical resources to empower the youth of Chicago’s Back of the Yards neighborhood. At Blackwood Group LLC and Celadon Partners, LLC, we’re proud to see this vision taking shape. A special thanks goes out to our incredible construction partner, Skender, for their dedication and precision in making this dream a reality. This sustainable, innovative project, designed by DESIGNBRIDGE, LTD., is more than just housing—it's about creating a community. United Yards 1A Highlights include: ?? A six-story, 45-unit apartment building with a business entrepreneur hub and youth programming space. ?? Sustainable materials, EV charging stations, and stepped planters to enhance the fa?ade. ? We’re thrilled to celebrate the transformation of Albany Terrace, a property that has undergone a renovation. This ambitious project was led by The Michaels Organization and the Chicago Housing Authority as developers, with Canopy / architecture + design as the architect and Skender/Blackwood Group LLC as the joint venture general contractor. The renovations included updates to the site, building envelope, interiors, and MEP systems, with a focus on creating safe, sustainable, and affordable housing. These improvements reflect the shared mission of The Michaels Organization, Chicago Housing Authority, and the design team to enhance the quality of life for the communities they serve. At the reopening, we had the honor of hearing from a keynote speaker, a longtime resident, who shared her heartfelt story. She remembered watching Albany Terrace being built as a kid and now seeing it come full circle with its renovation as a resident. She expressed excitement for both new and current residents, appreciating the fresh opportunities this revitalized senior living high-rise community offers. She also highlighted the importance of listening to residents’ requests and taking pride in the neighborhood they grew up in—a place that now includes enhanced amenities like TVs, a computer lab, and a reimagined community spaces.This project stands as a testament to what’s possible when collaboration, respect, and commitment to community preservation come together. Congratulations to the Chicago Housing Authority and Michaels Development company on the Re-Grand Opening of Irene McCoy Gaines Apartments! Today, we celebrate the reopening of this 17-story, 150-unit senior living building in East Garfield Park. Originally built in 1964, the Irene McCoy Gaines Apartments have been fully renovated, with updated HVAC, electrical, and plumbing systems, plus new community spaces that enhance residents' quality of life. Affordable housing like this helps seniors age well and stay connected to their communities. Named in honor of Irene McCoy Gaines (1892–1964), a pioneering social worker and civil rights advocate, the building is a tribute to her legacy. Gaines, a leader in the Chicago community, was known for her relentless work for affordable housing, anti-discrimination laws, and equal opportunities for African Americans and women. Her impact on housing and civil rights continues to resonate in Chicago and beyond, making this reopening a fitting tribute. We are thrilled to announce the groundbreaking of a new housing development for Sertoma Star Services, a key partner in Chicago’s South Suburban communities. Blackwood Group LLC is proud to collaborate with the City of Alsip and all stakeholders to bring this vital project to life. This new multi-family residence will provide 25 units of permanent supportive housing for adults with disabilities, allowing them to live independently while receiving essential support services. Residents will benefit from personalized programs, including social support, counseling, job training, and assistance with daily tasks such as grocery shopping and bill management. Key features include: -20 one-bedroom units and 5 two-bedroom units -Each apartment equipped with its own kitchen, bathroom, and living space -Community outdoor patio, laundry room, secure entry, and on-site parking -On-site support services provided by Sertoma Star Services -Convenient location near public amenities and transportation This project is made possible by the generous support of the Illinois Housing Development Authority, Cook County Department of Planning and Development, and the Housing Authority of Cook County. Blackwood Group LLC is proud to lead the United Yards development as the developer for this transformative project in the Back of the Yards neighborhood. This transformative development will feature a new 6-story structure with 50 family units, designed as a mixed-use, multifamily affordable housing project. It will include an outdoor terrace for residents, ground-floor retail and commercial space, and surface parking for both residents and visitors.
