Marina West Master Plan, San Leandro, California A phased Master Plan to create a cohesive future development for 32.5 acres parcel next to an existing Hospital. The planning objective was to create a ‘food hall concept’ adjacent to hospital for use by its staff and visitors. As well as include two hotels, small retail, drive thru restaurants and a grocery anchor for the local community. The circulation pattern with soft curves create vista at the end of each drive, focusing on retail buildings with integrated pedestrian movement and landscaping.

West Parkway Village, Tracy (California) We are delighted to share our Master Plan for a 17 acres parcel in city of Tracy is coming to fruition. The vision of this master plan was to subdivide it in smaller 11 parcels which could be developed independently with complementary uses. The central island with a grouping of Restaurants as a focal point for the whole development, surrounded by Fast Food restaurants, Gas Station, Hotel and a Fitness center.

Located on a small infill urban site, it has two commercial spaces facing the street and nine office suites. Designed with simple elegance using modern architectural vocabulary it provides upscale & luxury feeling for potential occupants. By adding a subtle hint of bright colors on the exteriors, it differentiates each level and provides unique identity for the building in this urban setting.
