OFFICE KC Office Rates average $23/SF, up 2.7% over last year. Despite high vacancy, Landlords are able to raise rents to help offset raising operating expenses. Tenants often accept rental increases as raising construction costs make it not feasible to build out a new space. Availability rate for office space is 13%- the highest it’s been in a decade. However, this seems to be leveling off. Sublease space continues to be a major factor, but it is trending downwards. This is a big deceiving, though, as some large chunks are still vacant but have become direct vacancies as the term has expired. Companies are downsizing when they lease new locations. Employers are decreasing their footprint but increasing the quality of their space in order to entice workers into the office. It’s predicted that office vacancy will continue to raise over the next two years in Kansas City, but stay well below the national averages. ? RETAIL Just 5.1% of retail space is available. Retail space has continued to tighten, seeing positive absorption in 11 of the past 12 quarters. Rental rates have increased by 4.6% over the past year; NNN asking rates average $18/SF Big box vacancies from bankrupt brands like Bed Bath and Beyond have been backfilled by newer users like Painted Tree, kids entertainment users, Rally House, and Total Wine Investment sales of both office and retail products are down significantly.
