Here’s what’s on the Real Estate Radar: 1. 485-X: This new tax abatement program isn't deemed effective, with NYC builders finding the rules financially unviable. Lawmakers may have worsened the situation, hindering the goal of creating 50,000 new homes annually. 2. 467-M: This program is viewed more favorably, offering tax breaks to convert empty offices into affordable housing, requiring 25% of units to be affordable for those earning no more than 80% of the area median income. Congrats to?@floydmayweather?recently on the acquisition of 1,000 units in North Manhattan for $400 million. And huge thanks to Floyd for his unwavering support of the Jewish people as well. Pleased to share the first of a new content series: Real Estate Radar. I’ll be providing brief updates on topical issues in our industry and why they matter. EPISODE #1: “Something’s Gotta Give” The “Safe Hotels Act.”?The City Council has proposed a highly contentious bill that could be detrimental to the NYC hotel industry, particularly smaller operators.?This legislation would require 700+ hotels in the city to meet new licensing rules. Hotel owners are up in arms because the law would force them to hire permanent staff instead of using contract workers, which would sharply increase costs. Why does this matter? Hotels that don’t comply would have to shut down. It could potentially put a lot of small operators out of business.?This could be the hotel sector equivalent of the HSTPA rent laws! CHIP (Community Housing Improvement Program) and RSA (Rent Stabilization Association) have merged to form the NY Apartment Association.?These two biggest landlord groups representing owners of rent-stabilized buildings in the city have combined. Both groups aim to strengthen their advocacy for landlords. By joining forces, they hope to have more influence and bring about needed changes in rent regulations. Why does this matter? Rent laws need to change to restore economic feasibility to owning & operating multifamily housing in NYC as expenses are rising faster than rents.?An estimated 50,000 to 70,000 RS units have been taken out of supply, and property values have deteriorated as much as 70%.?They’ve created insolvency in their current form and are unsustainable for much longer. IN THE NEWS: Anudeep Gosal of our Hotel Advisory Group testified before City Council on Wednesday 10/9 in opposition to the proposed Safe Hotels Act. This bill would require NYC hotels to get licenses and adhere to certain requirements to hire more permanent staff versus contract workers. The hotel industry is in an uproar, as this would increase labor costs dramatically and make it much tougher to operate. It is detrimental particularly to smaller, independent owners.
