Our board advisor Paul Nash sets out why it is important for hotel developers and owners to be aware that a hotel can come under the definition of a Higher Risk Building if a) It is part of a residential building and b) It contains serviced apartments See more in the link below. #HRBs #BuildingControl
Op-ed: Why hotel developers should rethink their assumptions about the Building Safety Act ?? Jansons Property construction consultant Paul Nash Read on:

Paul Nash our board advisor gives us some key takeaways from today's published Government response to EEIS+ - There is growing recognition that vulnerable individuals - including those with mobility, hearing, sight, or cognitive impairments - require tailored measures to enhance their safety in high-rise and higher-risk buildings. - The term ‘vulnerable residents’ will now be used instead of ‘mobility impaired residents’ to reflect the broader scope of individuals requiring specific support. - New regulations will require Residential PEEPs (Personal Emergency Evacuation Plans) for all high-rise residential buildings, as well as for buildings between 11m and 18m with simultaneous evacuation strategies. These changes mark an important step toward improving clarity and inclusivity for all residents and ultimately safety. #BuildingSafety #FireSafety #Regulations #BuildingRegs
Published today. Some important conclusions/recommendations. ‘...there is widespread recognition that vulnerable individuals, who would have difficulty self-evacuating, should have specific measures to augment the existing generic measures supporting the safety of residents of high-rise and higher risk buildings.’ ‘Some responses to the consultation indicated confusion or misapprehension as to the meaning of ‘mobility impaired residents’ used in the consultation (although the consultation did define the term as including ‘not only those with mobility issues, but also, for example, those with hearing, sight and cognitive impairments’). Consequently, moving forward, the term ‘vulnerable residents’ will be used as synonymous with this definition and will be used instead of ‘mobility impaired residents’. ‘Regulations will mandate Residential PEEPs for all high-rise residential buildings and for residential buildings between 11 metres and 18 metres with simultaneous evacuation strategies in place.’ #buildingsafety https://lnkd.in/exXaF4n3
