Specializing in the origination and underwriting of a diverse range of commercial real estate loans, encompassing Conventional, CMBS, Bridge, USDA (B&I), SBA 504 & 7(a), and construction financing solutions. These financial instruments serve various purposes, including acquisition funding, refinancing, mezzanine and preferred equity financing, and are made available across the United States. Our expertise extends to the development and negotiation of debt restructuring, with a particular focus on securitized mortgages. This involves a thorough analysis of current and projected cash flows, property values, capital structures, borrower creditworthiness, as well as property and market-level risks. We utilize this comprehensive assessment to determine the most suitable disposition strategy for mortgages and other debt instruments, taking into account market conditions, trends, and collateral valuations. At Barot Capital, we maintain strong and extensive relationships with a wide spectrum of major real estate capital providers, both domestically and internationally. Our network includes domestic and foreign banks, insurance companies, investment banks, credit institutions, pension funds, private lenders, and hedge funds. Leveraging these relationships, we work collaboratively with our clients to identify and engage the most appropriate capital sources, ensuring that each transaction is structured to achieve the highest level of efficiency and financial benefit for the borrower.

Just wrapped up a phenomenal experience at the 46th annual NYU IHIIC conference with Barot Capital Partners. The insights and trends shared by industry leaders were truly eye-opening. The evolving hospitality, tourism, and real estate markets, combined with emerging technologies, and a tough lending landscape will continue to create a highly complex deal environment. A big thank you to the organizers NYU SPS Tisch Center of Hospitality & Questex and the speakers for an outstanding event! #NYUIHIIC #CRE

Barot Capital Partners had the pleasure of attending the 46th Annual NYU IHIIC conference at the New York Marriott Marquis. The NYU SPS Tisch Center of Hospitality never fails to deliver an action-packed event filled with insightful conversations with industry leaders and experts. A few key takeaways for our clients as we move into the second half of 2024. 1. Lending Environment The hospitality lending environment has become more challenging due to rising interest rates and a decrease in the number of active lenders. There are 32% fewer lenders in the market compared to a year ago, which has continued to widen credit-market spreads and increased the cost of borrowing. Private capital and alternative financing sources are stepping in to fill the gaps left by traditional banks, providing new opportunities for hotel financing despite the tough market conditions. 2. Tourism and Experiential Trends The tourism sector is seeing a continued resurgence as travel demand rebounds post-pandemic. Innovative, experience-driven travel is gaining traction, with a focus on unique, authentic experiences and adventures. This shift is influencing how hospitality businesses such as Hilton, Marriott International, & Choice Hotels International design their offerings and structure their partnerships, aiming to cater to the growing demand for memorable and personalized travel experiences. Additionally, despite economic and geopolitical uncertainties, the resilience in travel demand is expected to support steady growth in the sector 3. Commercial Real Estate Assets The CRE market, including hospitality, faces pressures from the complex lending market. These factors have led to a slowdown in transaction volumes and a decline in asset values. Owners and investors continue to focus on improving profitability through operational efficiencies and strategic investments. The market is also witnessing a rise in opportunistic funds aimed at acquiring distressed properties, highlighting a shift towards more cautious and calculated investment strategies. As we navigate the evolving landscape of hospitality and real estate, Barot Capital Partners remains committed to providing strategic insights and innovative solutions for our clients. Let's embrace these trends to drive success and growth in the second half of 2024. Looking forward to leveraging these insights to continue delivering exceptional value to our partners and stakeholders. #Hospitality #RealEstate #IndustryTrends #NYUIHIIC #BarotCapitalPartners #StrategicInsights
