We are excited to bring to you another round of our firm's #WorkHardPlayHard series! This month, attorneys Hannah Schroer and EmmaRose Strohl volunteered with the Lancaster Conservancy. Hannah and EmmaRose, along with EmmaRose’s daughter Harlow, helped clear invasive vegetation to encourage native habitat regeneration at the Climbers Run preserve. After the work was done, Harlow had a fun time playing in the woods! Office support and billing specialist Judy Reigle and her granddaughter Alexa cheered on the Hershey Bears as they defeated the Springfield Thunderbirds. Judy and her fiancé Glenn also took a trip to the Penguin Bay Winery, located in the heart of Finger Lakes wine country!

On December 1, 2025, a new rule issued by FinCEN will take effect, requiring those involved in real estate closings to report on real estate transfers deemed “high risk” under the Residential Real Estate Rule. The new rule imposes a suspicious activity report filing requirement which will require reporting persons to file a “Real Estate Report” detailing property and ownership information. The Corporate Transparency Act recently withstood a federal-court challenge, confirming its applicability to Community Associations, including HOAs and Condominium Associations. As a result, Community Associations remain subject to reporting requirements under the Act. #BarleyReadoftheWeek: The Corporate Transparency Act’s Reporting Rule requires certain companies to report their beneficial ownership to the Financial Crimes Enforcement Network (FinCEN). Not every company is considered a “Reporting Company” under the Act. There are 23 exemptions to the Rule – one of the exemptions is for subsidiaries of certain exempt entities. In October, FinCEN issued new guidance regarding this subsidiary exemption, addressing whether a Reporting Company qualifies for the subsidiary exemption if its ownership interests are owned or controlled by more than one exempt entity.
