?? "By 2040, Blackrock will own all the real estate in the U.S." I've seen articles like this, but another guy I've followed for awhile wrote about it too. It's undeniably true that the largest institutions, with their disproportionate access to capital, are capable of buying properties in bulk and outbidding local players. But what happens 5-10 years later? Clearance sales; and many times at significant losses. Ask me if you want specifics. Acquisitions and analysis, property management, capital expenditure needs, local governance, and time itself require operators to be connected to their market daily. Things move that quickly. ?? ?? Wow! A residential development with an 18.5% exit (yield)! That sort of thing doesn't come overnight. At AVLV Architecture & Development, we've had the pleasure of growing an architecure services business. It's an equal pleasure to take those experiences and put them into our own projects. ?? Philly deserves the mix of the two & we're glad to provide it. We don't just know how to design a project — we know how to navigate plans and permits through the political landscape, spearhead construction administration, conduct due-diligence, run third parties, cultivate an interested investor base, underwrite our own transactions, develop marketing materials, coordinate with financial partners — dig up dirt, execute, and exit. ?? The building you've seen at Coral Street is one of them. But, again, it didn't come easy. It was off-market and I expect the next one to be too. The Philadelphia 76ers just rescinded their plans to construct a $250 million apartment tower above their proposed Center City arena after facing significant opposition, especially from the #Chinatown community. Shoutout to you guys. City Councilmember Mark Squilla, responding to concerns from residents, called for the tower's removal, with critics saying the #development did not address local needs. Sometimes, we catch wind of the city wanting to expedite building at any cost. Sometimes, we catch wind of everybody else saying there's no room for parking and that supply outpaces the population anyway. It seems the latter won that fight.
